Hello Everyone,
Recent TOI reports say Karnataka govt. is re-looking at this rule whereby unauthorised structures are allowed to be legalized by paying some penalties/fees. What is the possible impact on The Greens due to this? The marketing executive told me we'll have to use this approach later to list our property in A khata later. Does it mean that we are knowingly buying illegal/unauthorised property expecting it to be legalized later?

Are there enough ppl ready to meet up this weekend & discuss these issues before these sort of go out of hand?

Hello Everyone,

Also, I have heard while signing the agreement with Phase I people they are taking post dated cheques of Dec 14 for balance 20% amount ( minus booking amount ) from us. Now, there is one person Manjunath who is giving the cheque of same amount to be credited in our account so that Indya estates can take this money immediately to use for construction. Someone ( Manjunath ) is paying money on our behalf to be used by Indya estates for construction, looks fishy. Now, Who is this Manjunath? Is he from Valmark or independent person who has vested interests in property. I have never heard or seen any builder doing this in bangalore or elsewhere.Any thoughts from phase I people who recently have signed the agreement especially those who have used Akshya Tritiya offer?

I think it was Piyush...don't remember exactly. My marketing executive Prithwish made me speak to him on this.

I am horribly surprised that Indya Estate executive told to use this approach to convert our properties to A khata later. Can you please let me know name of executive?  I think all of us needs to take this issue very seriously as we all have put our hard earned money in this project. If they have said this, this means they still don't have many approvals to begin construction on the proposed land and they are taking us for granted. Believe me, once construction is over and flats are handed over they won't listen to us. We will suffer after that, its better to clarify things now before it's too late. Also, if we don't get convincing answers then lets all do mass cancellations.

We need to seek clarification from the builder before we proceed.I have read in newspaper that valmark is funding this project.I had also called them and they told that they are investing but I am not sure who this manjunath is?

Dear All,

I just called up Mr. Supreet Singh, Manager, Indya Estates, he says this property is falling under "A Khatta" Category.  His mobile number is 9900069347. Please suggest how do we get the clear picture.

Regards,
Suresh

Dear All,

I called Suresh ( VP Marketing ) today and he confirmed that property falls under "B Khatta". People are not speaking same language, there is some problem out there. We need to go as group on one of the weekends ( as many members as possible) so that they tell us correct picture. I am now sure they don't have all approvals in place.

I found this discussion very important and useful. I have booked a flat in Amber and 3 friends/relatives also booked flats with me.
Prithwish is the marketing executive of mine. I used to get all these changing informations from him from time to time.

The latest news is  the size of the flats will be mentioned in SqMeters in the Agreement in stead of Sqft.
Due to all these changing version of the talks coming from the builder side I am still thinking for the action
to be taken.

When I asked the Marketing guy by the time I am writing this post, he told me that we never mentioned to any client
about "A Khata" on the Akshya Tritiya day. He also told with confidence that no customer of mine (130 nos) never
made any complain regarding our commitments.

@Rajdeep - I tried to call you but your mobile was off. Are you happy with all these changing talks from the builder's end?

If all of us thinking to invest the hard earned fund in a flat and to stay there then I can ask Abhishek to declare a date and venue
so that we can meet for a discussion. We can call many other buyers.

Looking forward ......
