Given that we have not yet had elections for the 2018 year, I am reaching out so that we can try and finalize some plans for the 2018 year for the HOA that require attention. Specifically, establishing landscaping plans for 2018.
I have sent out several requests for estimates, but only received one back from Principe Landscaping for spring/summer mowing and clean-up. I had reached out several times to Outdoor Pride, our previous landscaping company, but their president never followed up after our initial contact, despite several requests from myself to receive an estimate. Also, I am attaching the landscaping estimate from Giant Landscaping which details several proposals for work to our HOA that were requested as part of last year's annual meeting that were never fully discussed by the board.
1. Principle Landscaping: I requested that TJ provide an estimate for mowing that reduced the frequency to twice a month during the months of July - Sept (there was a concern raised last year about the mowing frequency). In addition to his estimate total of $2145, he believes the cost for fertilization would be approximately $900 (based on 2017 estimate), bringing the total to just over $3000/year.
2. Giant Landscaping: Several landscaping packages were provided, and we need to determine if we wish to pursue any/all of them.
3. Currently we have a total of $15,247 between both of our accounts at Citizen's bank, and I believe all homes paid their 2017 dues, with the exception of 3 Kendall Court, which for the 2nd year did not provide payment. We need to determine if, as a board, we wish to further pursue any action against 3 Kendall court, e.g. legal action as outlined in the Bylaws.
If we keep dues at $350/house we would generate an additional $7000 for the year, assuming all homes provide payment. We need to determine when we're going to sent out dues noticies.
Aaron, did you ever receive / find the check for 4 Grapevine, they're the only additional home I have listed as "outstanding" on my spreadsheet.
4. We need to determine if we wish to replace the backboard at the park. Estimates for this range from $300-800, depending on the type/style, etc.
5. I, personally, would like to open up a PO Box at the Merrimack Branch to handle all bills, dues collections, etc for the board. If this is approved by the board, I will move forward with this.
