Dear Gramercy Owners,
Thank you for the overwhelming replies to my email about becoming your
property manager , I hope that I was able to answer most of your
questions and concerns. This is a rough draft of what will be included
if you hire me as a Property Manager and also if you wish to rent out
your unit through me as well.
Once again let me clarify the three different services me and my team
will be providing.
1) Full audit of your Unit: fee 2,000php per session: This is for
those who are wondering about the condition of your unit presently, we
will fully inspect the unit, write down, pictures and videos of your
unit. As well as go through your mailbox, PMO, taxes etc to see that
everything is up to date.
2) Property Manager of NON rental unit: fee 5,000php per month: For
those who just want to make sure, bills are paid, mailbox is cleared,
check on the unit regularly to make sure the condition is the same as
you had left it. Please see attached jpg for more info. Basically to
have the reassurance and peace of mind that your unit is being looked
after and it's not being neglected or abused.
3) Property Manager and Renting out the unit through airbnb: fee 7,000
php per month, full Property Managers roles as listed above as well as
taking full control of renting out your unit to guests who wish to
stay a short term, and long term stay. These extra services includes,
communication with potential clients, helping them check in and check
out, cleaning and laundry services, coordinating with PMO, concierge
and gramercy security, maintaining the airbnb website, writing reviews
about the guests, addressing all complaints and concerns. Coordinating
of resupplying the unit for new clients, dealing with financials and
reports to the owner. This service is fully operational by my team
where you (unit owners) don't have have to do anything. This is what I
am aiming for.
Exclusions: At this moment, this does not include laundry services and
cleaning services simply because depending how busy your unit is, its
best if we pay these services on a contractual basis. Also the unit
owner will pay for the required items such as soaps and toiletries,
towels, bedsheets, repairs, light bulb changes, etc etc whatever needs
to be replaced or repaired in your unit.
One more thing I would like to add, I prefer quality over quantity I
do not want to overwhelm my team and I am professional and humble
enough to say I am just starting out so hopefully mistakes will be
minimized but always know I am striving for a WIN WIN situation for
all of us. Win for you to know you made a great investment and its
finally earning you some passive income, as well to gain some peace of
mind that someone nearby (myself) cares about Gramercy as much as you
do. Win for me learning more about the business and leading a great
team and hopefully make some great friends at Gramercy. Win for my
team of Filipinos who all they are asking is a chance to earn a decent
income for their hard work.
With that said, I will only accept the first 5-10 units who wish to
start asap, we will begin the process right away. Once things are up
and running and I feel my team is comfortable taking on more
responsibility I will contact the next people in line. Again I cannot
stress enough quality over quantity.
