Hi All,

I attended today's homeowners' mtg and here are the highlights:
  • No quorum. Only 3% of eligible owners and in good standing attended the mtg. This means the holdover Board will remain in place.
  • If people want to change the Board and Mgt of Gram, homeowners need to be more engage and participate in this kind of mtg. Be more active than passive-aggressive. Depending on my situation, I may run for a Board Seat next year to represent the owners based outside of the Phils.
  • Annual dues will remain the same at PhP140/sqm. No reduction in annual dues.
  • Lots of operational savings were made bec of slow down in business and operations. However, excess funds were used for big ticket maintenance works.
  • Several big projects were completed to upgrade maintenance and safekeeping of the bldg (eg, new CCTVs, sewerage treatment, clinic, etc.)
  • Of 1,400 units, there was only 1 case of Covid at Gramercy! Pretty awesome job they did so kudos to them.    
  • Some people were complaining about being too strict but personally, I think it is needed. Safety first, convenience later.
  • If you want to be more involved, become a member of the committees and sub-committees. Contact PMO directly to learn more.
  • Some good suggestions were also made for consideration by the Board:
    • Put a swing at the playground for kids to hang out
    • Give 10% discount for advance payment of annual dues instead of 1 mo discount.
    • Loosen up restrictions on the number of ppl who can use the gym, pool, etc. and even extend the closing time.
  • Someone raised abt the proliferation of illegal brokers, especially for Chinese tenants. Just a reminder, only transact business wt\ith Gramercy-accredited brokers.
  • Since MM is still in GCQ, no short term tenants (eg, AirBnB) are allowed.
I may have missed something so if someone here attended the mtg, feel free to share.

Again, the message here is that we shld be participating in this kind of mtg so let's all aim to attend the next one which can be done via Zoom.

I attended the meeting and I was surprised that there were so few.  This is my first time as I am never in the Philippines in November.  If they will continue to do zoom meetings, I will be able to attend all these meetings.  It’s good to put a face on your name, Jun. 

 

They did mention that committee members does not necessarily need to be  based in the Philippines.    So if interested, send out an email to PMO and they will refer you to right people.

Thanks for the feedback. I was travelling so could not attend. I would definitely recommend you and think it would be great to have you on the board. Having met you before I am certain you will be a major asset to the board.

Hello All,

I was a little disappointed that only 17 owners attended the annual meeting. Since there are 600 owners in good standing, we needed 301 attendees in order to have a quorum. We won't have much say regarding the operation of The Gramercy, until we vote in one of our own as a board member. I definitely will vote for Jun, if and when we finally have a quorum. 

The ZOOM meeting is a very convenient way for owners who live abroad to attend the annual meeting. I believe you can even make Jun your proxy, if you're unable to attend. Hopefully, they'll add Zoom as another means to attend our annual meeting along with in person attendance. This will make it easier for our neighbors who live abroad to attend, then we'll be able to have a quorum and vote for changes, which will positively affect ownership at The Gramercy.  

Please try to attend next year's meeting.

Guys,

We need to get ourselves organized first as owners abroad. Having an internal meeting via Zoom before we tackle PMO would be a suggestion. Let’s get 301 members in unison.

If we had 301 owners attend the annual meeting, then we would have a quorum.  Any of the owners could make a motion during the meeting.

We can all discuss the pros and cons of these motions, then vote yes or no on them. If the majority voted yes on a motion, then the board would work towards accomplishing these motions during the year. 

The key is to have 50% +1 of us in good standing attend the annual meeting in person, by proxy or online via ZOOM.
