Dear Sir

I am a very disappointed unit owner and have a deep and continuing concern regarding our freedom of movement to and within the building following receipt of the new access card arrangements received today, on what basis does the board make these latest rules and regulations regarding access to our properties without consultation with ALL unit owners?

I am sick and tired of reading the draconian dribble that emanates from your legal department in the name of the corporation. It is obvious that these lawyers are employed full time (at our cost) to do nothing but over regulate what was potentially a great unit development, and I might add that enticed me to invest in it in the first place. It is now managed like a penal colony, with restricted access and fines threatened at the whim of some phantom board that is supposedly representing the unit owners. It is quite obvious that it is not, I have not been consulted.

I suggest that an urgent revision of these regulations be prepared and submitted to  ALL unit owners so that a vote on the appropriateness of each point proposed can be contested and acted upon on a majority ruling.

Hello Fellow Unit Owners,
I am as frustrated as you are, but I think we need a system in place for our own safety. Until there is a better procedure we may have to cooperate in the implementation of this new system.  Do u folks have a better suggestion how to have better control, and ensure safety of the Condo occupants, tenants,guests &  owners?
We have seen, heard, lots of horror stories from other condos, and we don't want any on those happening to Gramercy.. I am an absentee owner and I am confident nobody can get into my unit, so I feel safe. My tenants currently are not complaining of the new system, and I forward all messages to them, so they are
on the loop of what's going on.

Of course it’s frustrating dealing with the ‘less than sharpest knives in the drawer’ that work for Gramercy, but I agree with Allan, as an owner who visits his unit only occasionally, I do feel reassured that the policy leans towards being extra careful who gets access to the building and where, I think it’s especially important given that there is a bar/club and restaurant on the premises.

 

I am not renting my unit but have friends staying there long term to look after it for me, and although ti has been frustrating dealing with repeated requests for authorisation over and over, eventually it was resolved.

The main issue is to establish the Quorum by reaching the required number of members or proxy voters in the HOAAG. Then all the issues can be channelled correctly and work towards better governance as Jun is pushing. After this is established this Group can be used for gathering opinion for the Owner Representative to take to the management team. Sharing grievances in a Blog type format only serves to further advertise how bad the current situation, and although it might make us feel better it is not really going to work towards a solution. 

Some individuals have been successful in challenging illegal practices (like 3% per month penalty interest and Tax on RET). With the Quorum established and proper owner representation in the management team these benefits and more can be made permanent as a policy for all owners.  This also goes towards restoring and maintaining the image of the property that was marketed to us and ensure the appreciation of our asset in the long term.

If we complain, and that is our RIGHT  AS HOMEOWNERS, and paid menbers of  gramer...@googlegroups.com, lets come up with a better, more efficient way to control
unsolicited people, coming to the Condo, so we can suggest it to the Corp.

My sentiments exactly.
I stay at the Gramercy only from time to time usually on weekends. So far I've had no problems with access. I've seen one who was upset about her access card and learned from the concierge she's a broker who came in with a client. I think this is exactly why we are getting rid of unauthorized persons. Other brokers who have completed their documents aren't complaining, the concierge goes on to say.
