Hi,

I hold flat in Tower F and was offered possession in November, but the condition of flat were horrible with seepage in all rooms, Chipped tiles, plaster coming of walls and wooden flooring swollen or coming off.

They are still working on issues and might take another 2 months to get rectified and ready for inspection. 

While offering possession in November, Godrej has secured themselves of not paying for delayed payment charges and maintenance being charged from February onwards. 

Suggest all to be cautious with the quality Godrej is offering, they are big on promises but fall flat on full-filling them.

Also any idea they offered INR 25,000/- as gift, do they have intentions of paying that & when, since they have already charged for maintenance from me.

Heard that High Court has put stay on flat registery in that area, because of basisc infrastructure not provided by Huda

Wow. Godrej Proerties and these complains about seepage etc , cracked tiles , wooden flooring swollen and coming out before the possession.

I think we should take all this seriously and come up with some campaign on social web site. Even after writing to their CEO did not help earlier.

Guys, are we ready to digest/forget about all these issues and not take any action ?

I am with you, enough is enough... lets take it to Social Media. They are selling all crap with only + of delivering on time, which also I am not seeing happening.

I have lost trust in them...It's not the only investment of mine in Godrej Properties, I am also invested in Godrej Summit. No idea how that project is shaping up!

Fully support a joint action against Godrej. They have taken us for a royal ride and not any different from the rest B grade builders. 

Timely delivery of a faulty product is no solace to me. 

We can file also individually a suit in the District Forum of the Consumer Court via an online process and a very nominal fees.

We should create a nice Video showing most deficiencies in the flat / project and post it on FB and see if it can become viral. We can even send it to some TV channels.

If our issues are genuine and we can convince people / media , we will get the support automatically...



We have already tried to write to sen most management and all escalation have fallen on deaf ear. we are left with no option. earlier only one member was complaining now we are seeing other people making similar complaints about the quality when they see their flats.


We should also mention in video that writing to Mr. Godrej also has not helped.

Dear Tarun,

I have worked in Godrej for some time. If you send me a video and a detailed email I can get it to the top people in properties ( hopefully ) .

I requested for site visit which was refused to me so I don't have any details. But my suggestion would be to see the flats now and then complain.

Guys,

Godrej is yet to receive OC and they are expecting to get it in April for all the remaining towers.  Interestingly, godrej customer team is saying that they will include 2 years advance maintenance fee in the final statement - I heavily protested on this on the phone.

Be ready for surprises - suggest everyone to call godrej and clarify.

Can you please quickly read the agreement. Godrej can ask for the advance maintenance only as per terms of the agreement. 

Regarding quality of the apartment let speak over phone. I have some thoughts. 

At the time of taking possession of the flat, I have given an very adverse feedback to the Godrej. They will make you sign a letter stating all snags have been resolved. I have mentioned in the same letter that (1) Jogging track, Meditation Hall and Kids Playground are not provided. (2) Kitchen door issue remains unresolved (3) There is no provision of piped gas supply in the kitchen and placement of AC external units in the shaft area (they want us to place them in the balcony which is a hazard esp in families with kids).

I forgot to mention about the parking area in that letter. There is (1) heavy seepage in the pillars of the parking area and  (2) water logging at several places in the basement. So much for the high quality of construction from Shapoorji. Please do take a note of the same while taking possession.

Hi Everyone,

I have a property H0902 and I have taken the keys from Godrej. There were some broken tiles during site visit and they fixed them before giving the keys, but took almost 3 weeks.

The challenge is about registering the property. Not sure when it will happen. You can not sign a leased agreement unless the property is registered in your name and it is too risky to give it on rent without that. So the handover process is not complete until it is registered.

Also a few families have started living there and some of the challenge they are facing are:-

No Power back up yet

No Intercom

No provider for landline and broadband internet - they need many users to bring connections here

Common dish antenna on top of tower still not installed by Godrej

No shops inside premises to provide supplies of milk, vegetables, newspaper etc.

Shortage of maids

It will take sometime to get this sorted out. This came from Dheeraj Bhargava who has started another group for Godrej under common floor and you all may like to join that.

Yes. There is a lot we can do there. Email exchange is just one feature.
We only have about 20 members in the group. Groups on sites such as common floor are much more easier to discover than a google group.

Did they take 2 yr advance maintenance fee?
How about adjustment of delay payment penalty and payment of registration amount?

Finding a tenant is a challenge at this stage particularly a good one because not many people are living there. But I am hoping the situation should improve in a year's time.

As per Godrej, we should get some one for Rs 20,000 including maintenance which is a bit low given that maintenance is approximately 6000. They have also said that they will set up a helpdesk for rent related query, and direct them to the owners, but I am not sure when and how effective it will be. I have given an ad in Commonfloor, but there is no response so far except for 1 or 2 brokers.

But it will be very risky to give it on rent until the registration is done. I have not tried looking for someone actively as one needs to complete the woodwork etc. and it is taking time.

I received the final payment notice sometimes in November end to make a payment within 15 days. Then there was a further mail saying that I can make the payment by 25th of December. At that time I was living in Bangalore and  asked for 2 - 3 days extension, but was told that 25th (24th since 25th is a holiday) was the last day of payment otherwise it will attract 18% penalty.


I made the payment around 22nd Dec. Other than final payment, there was two additional components a) Maintenance for one year and b) Registration charges which needed to be paid in Bank draft. Additionally I needed to provide NOC from Bank to get the possession.

The property inspection was allowed only after this is done. For me it happened sometimes in January end (22nd to be precise). It was quite professionally done and we noted some broken tiles which they said they will fix within a week. They finally gave the keys on 3rd week of February.

There is no news on registration. The question is why did they collect the registration cost (in excess of 3 lakhs) in advance. They also said that they will be refunding Rs 25,000 and some other  amount, but no clarification on that as well.


If you have delayed any payment even by a day, they have charged 18% interest in the full & final payment. What about the money they owe us? I doubt if they will compensate us for that. But I will be happy when the registration formality is completed.

I went to take keys today from Godrej and did a site visit also .Few updates :
 
1) 7 families staying there ..12 more families are getting the wood work .. Out of 7 ..only 1 is tenant .. Godrej team was also accepting the fact that finding tenant is difficult.
 
2) Airtel DTH and other providers like Tata Sky will be operational from 1st April.
 
3) Overall my unit was okay ..there was a minor seepage problem which I had highlighted them during last week ..they have fixed that .. but the place is still drying .. as they have put putty there and told me that they will paint the same .Other than that ..the unit looks good and no other problems ..
 
4) Overall garden seems to be well maintained ..
 
5) Underground Parking seems to be in absolutely mess .. there was lots of seepage and water in the parking lot ..not sure if it can be used now .. absolutely dirty ..I gave them this feedback ..
 
6) They told me that they will start with registration process by March end .. not sure whether to believe them ..since they told Jan and then Feb and now March ..

Tower H is mine and it was offered possession in Dec last year  .. I have no idea abt Tower B possession dates ..
