Guys for tower C - and 2-3 more towers godrej hasnt secured the possession certificate and the possession has been shifted to April 2015 atleast and i think it will stretch a bit further.

So, does godrej have to pay a penalty to us if they do not finish the project on time? What was the original handover date? Does anyone know what the clause in the sale agreement say?

yes but its only 5 rs per sq ft. DLF gives 10 rs per sq ft as delay penalty.

Please do not rely on the petty one-time delay compensation of 5 rs per sq ft.

In case the purchase is financed using a home loan, the deduction of interest on borrowed capital gets reduced to 30,000rs per year instead of 200,000rs per year for a self-occupied house if the more than 3 financial years have elapsed between the time of first disbursal to the date of completion of the project.  If your  gross income falls under top tax bracket, the potential loss would be of the order of 51,000 rs per year per assesse going forward

Got it. Thanks Dheeraj. The question remains as to how will Godrej assess and pay this penalty?

I think we should write to Godrej as a group to process the penanlty as that is already applicable.
