Hi All,

I don't find their response satisfactory at all. While design cannot be altered now there are many other remedial steps that can be taken. My sense is they don't want to be seen as owning up the shortcomings which have been highlighted in other public forums as well. 

I would urge those based in NCR to please visit the site and do their respective self assessments. As possession is just round the corner, it would be pertinent to visit now to avoid regret at a later date. I am assuming most of us are professionals and have invested the hard earned money in the project.

This is in reference to your email dated 9th Sep, 2014 written to our senior management. We are replying to you on their behalf.

 

We understand from our team at Gurgaon, that you have been continuously highlighting your concerns related to quality, standards of fixtures and other design related parameters.

We have noted your feedback and accordingly verified the standards with our concerned team as per the points highlighted by you.

 

We would like to assure you that the below points are as per the original specifications ( as shared with our customers) and there have been no changes to the same:

 

·         Size of Balconies

·         Size of Master Bedroom

·         Size of Kitchen

·         Size of Bathrooms

·         Space between balconies

·         Space between the towers

 

Apart from the above mentioned, we would also like to add that the doors provided in the kitchen and other places are as per standard design. However, our customers have a personal choice of replacing these as per their preference after possession has been taken.

 

We would also like to mention that –

·         The tiles used in the Kitchen are of modern taste and sourced from a reputed brand.

·         A comfortable space has been maintained between the washbasin and WC.

·         The corner of the wash-basin counter has been chamfered to avoid injury from sharp corners.

·         Fixtures such as WC, basin and shower faucet are of standard sizes.

·         Two sets of stairs are provided as per law and are provided by all developers without fail keeping safety in mind.

 

As a goodwill gesture we have provided additional features inside the flat from our side. A few of them are–

 

·         Germ free tiles,

·         Concealed cisterns (A reputed brand which is used in luxury projects),

·         Roca fittings in the master bed room toilet (used in luxury projects),

·         Towel rod

·         Towel ring

·         Paper holder, etc.

 

Additionally, we have also provided additional features in the project compared to the original specifications as mentioned below:

 

·         Double height lobbies

·         lobby furniture in all towers

·         high quality tennis court

·         anodized aluminum windows frames

·         Additional number of electrical points compared to most other projects

·         car charging points in the basement

·         solar power supply for geysers in the master bathroom

·         solar power plant (89 KW) for common area lighting which is not there for most of the competitive projects

It has been 6 days since Godrej replied to our email, 3 days since my reaction to the Godrej's email and Tarun Ghai's gentle appeal to all. 

The radio silence on the matter from rest of the group is disappointing, to say the least. I have been part of several email groups but the lack of participation in this one particularly stands out. If the radio silence persists and there are no responses by end of this week, I would like to eject myself out of this group for the given matter. 

As such I have been monitoring the project closely and sharing my candid feedback with Godrej over last 12 months or so which I can purse at an individual level as well.

Hi Dheeraj and Tarun,

Sorry for inaction at our end. 

How best do you suggest we objectively review the shortcomings and suggest improvements to the Godrej team? I believe we need to show them more proof via photographs or a review by a neutral expert. 
One option is to pool funds to hire someone who can give a much more detailed review including comparison with other properties. 

Let me know what you guys think.

Hi Gaurav,

We can start with a simpler step by visiting site by ourselves, making observations and sharing feedback with rest of the group. All of us are living in our respective flats/houses etc. and do have a general sense of the market offering. I feel that there is no need to spend any money on the third parties. If a few of us are convinced, that is enough to persuade Godrej to reconsider. 

Besides, there are many ways to create some negative buzz about Godrej on the social networking space in order to indicate about disapproval to them. e.g. Create Community action page on FB, etc. But these steps should be saved for now. 

First and foremost, it is important to frame the views at an individual level, then group them to see what all of us think as a group or a sub-group.

Given that you manage this group, could you please remove any fake members from the list - there is a spurt of unsolicited emails from the brokers offering to sell my unit at Godrej Frontier. Looks like there is a black sheep among us.

Agree with you Dheeraj.

Unfortunately, I am not in Gurgaon so won’t be able to visit the site in-person. But will try to get a friend/relative to visit.

Others - please join Tarun and Dheeraj in this effort. We do not have a lot of members. It might be a good idea to float a group on FB and get more members to join.

I was chatting on the Godrej Frontier website with the company and they told me below abt the possession date . He told me that Possession date will be Mid 2015 . When I asked him why this has been delayed .. they told me to get in touch with regional office .. anyone has more info on that .. the possession was in Sept /oct . why Godrej has pushed it to Mid 2015 ..we need to know this ..

Manish : The helpline is quite cosmetic and most of the time disconnected from the progress at the project level especially if they are giving a real time update. 

FYI, I am told by the local office that they are about to release some sort of 'heads-up' letter on the possession timeline/formalities within a few days. I am taking it with a pinch of salt !

Does anyone know what the agreement says with the final handover date in mind if Godrej is not able to deliver the possession? For clients who have taken loans, that will mean paying extra interest to the bank. Will there be a compensation from Godrej in such a case?

their 3 years construction period and 6 months grace period will end today. i.e. 30th sep 2014 by which they had to give the possession.

now they will have to pay delay compensation from the next month.
