Not sure if you have seen the City’s draft to rezone. The block from Whitney Way to Merrill Crest and from Regent to Langlois or not. Just got something this week from a person on Regent St at the end of Merrill Crest. Look’s like the City is proactively rezoning  that block, to allow up to 70 units per acre of mix use. Not something that would make the neighborhood better. First online meeting is tomorrow 3/4/24 from 6-7 virtually. All the info is online under the Zoning.

I sat in on yesterday's session so I thought I would share what I heard:

City staff are suggesting the rezoning of this parcel in order to pro-actively allow for the conversion of the current single-family allowed use to mixed use commercial and multi-unit use. The thoughts behind it, that I heard from city staff are:

- the city is looking at encouraging more housing units to support the BRT system
- the current zoning for religious properties allows only single unit dwellings
- nation-wide religious facilities are consolidating or down-sizing so this rezoning would allow for more dense use if one or both of the current churches want to cash-out and move on.
- the properties included in the re-zoned area covers about 5 acres.
- the south half of the area is in a TIF district (46) that was created to support the BRT
- the proposed rezoning does not consider the current site "limitations" of no sidewalks or curb and gutter on 3 sides of the parcel. Proposals to modify the parcel use would have to be reviewed and approved with the necessary site modifications and would not consider current use.

There was certainly a lot more discussion about the overall West Area Plan, but that is what I picked up on the parcel in our area.

I would note that the staff presented that the zoning change does not mean that there are currently any plans by the city to make actual land use changes,and that the plan will be reviewed in a 10 year cycle, and that they can't predict anything will change in 20 years.... I recognized the name of at least one developer in the list of participants last night.
