999yr leaseholders will have received letter from GGE.
NO increase has been agreed, and GGE have not gone about matters
properly. They have not put forward any substantial reasons or
evidence for an increase. They have no where reached the stage where
they can go to arbitration. Take a look at the terms of your
lease. Your Association asked the Surveyors for details earlier this
year, but did not reply.

Hello everyone I believe that our landlord has sent everyone who has
the 999yr Larter Leases a christmas card and in the christmas card is
a letter demanding £ 100 + vat by return post, also along with the
letter is another letter from Charles Jones Chartered Surveyors saying
that they are a professional company who have been advising Glan Gwna
Estates for a number of years and the advice that was given to GGE was
in a "verbal format" following a site meeting.
They advise that the £ 100 plus vat is extremely favourable under the
terms of the lease.
They then state that they have taken similar rent reviews to
arbitration and have won every case they have been involved in.
They then go on to compare the fees that the caravan owners pay to the
chalet fees.
They also state that thay are prepared to go to arbitration and they
would be supporting a higher figure !

Well for a professional company they were not very professional
when they ignored the letter that the Home Owners Association sent to
them earlier this year on your behalf, and also did not respond to
other members who have written to them asking how they came up with
the fugure of £100.
They were not very professional by giving GGE advice by "verbal
format" and it was not very professional of GGE to pass this
information on to the chalet owners without written confirmation.
I would also say that its not very professional comparing the caravan
fees to the chalet fees, and its not very professional to state that
the rise of £ 100 + vat is reasonable, and if it goes to arbitration
they would be supporting a higher figure !

I have spoken to Jack today and he is going to write to GGE as at the
moment there are no grounds for them to go to arbitration and also
according to your lease Jack has informed me that an agreement has to
be reached by the 31st of December of the following year, so maybe
there will not be a rise in ground rent until 2012.

We will report back to everyone as soon as we get a reply from GGE or
Charles Jones Chartered Surveyors.

Shame that the year has to end on a sour note but If GGE had gone
about this in the correct manner this matter could have been resolved
without any ill feelings. But GGE feel like they can do as they like
and everyone is just going to do as they say.

Now for the good news this year our membership has trebled, and lets
hope next year we can enrole even more new members.

Andy - both yourself and Jack have added wise words - however I think
we ought to send out a letter to members before Xmas with this content
as only a small number of members will see the content on the web
site. I would hate to find that many more members sucumb to GGHP's
tactics before hearing waht the accociation is doing about it.

I shall contact Graham to see what can be done..............

There are 119 Larter lease of 999yrs on the site. Assume 50% of owners
have paid up because they thought they had to, GGE will have to attend
over 50 arbitration hearings. If you are one of those who paid, then
make a claim now to get your money back.

Thanks for your comments, I totally agree it would be wise to send letters out to members and let them know what is happening.
 
How is the new web site going ? have you had much feed back from members ?

Having taken advice, we have been advised that members should go for
arbitration, as the landlord's case is weak.
