Hello all
We were just wondering what is the best way to sell a chalet? We have owned it for aprox 18 months but now that we live in Caernarfon we need to release funds.  Is is best to sell through GG? I believe we need to pay them 3% of the sale whatever we do? We originally bought through Beresford Adams but they still have chalets for sale that were available years ago.  What kind of prices  do GG offer? Are they fair? Any help would be appreciated.

Beresford Adams / Dafydd Hardy (rightmove zoopla)are your best bet but as you say theyve still got chalets that havent sold for years so is the anything that makes yours sell quicker (price,view,Decking long lease etc) GGE could offer you a figure if they wanted it but they are trying to shift some also. I dont know if its ok(allowed) to give more info about your gaff on here sure it is. There are a few hundred that read these pages regularly and i know two or three that would have bought last year for the right deal and others saying they should have.

I hope to be down first weekend in March to tidy up and fix the leaks and go hunt the BBQ cover again HaHa.

If you are on a new lease rather than the original leases then GGE Ltd
may have built in a sell on clause - your solicitor should be able to
advise.

I doubt GGE as agents will do much other than advertise in the window
of the reception area where you will compete with others they are
selling - this relies on visitors coming to the site in the first
place.

At least other agents will market more widely for
you..............even if they are slow to move in current climate,

Are you allowed to sub let to get some income whilst you try and sell
- new leases may be resticted.

Hope you sell soon and if you do please give GGHHA details to the new
buyers!
