It's been 10 years since I have rented in LA, so I don't know if the laws
have changed, but I remember that any rental dwellings under 3 units
(including houses and duplexes) were not subject to rent control. Ya got to
just cross your fingers and hope the landlord is not a scumbag or lunatic, or
get a contract drawn up. (WE nicknamed my last landlord "Norman Bates", so
you can imagine why I was in a hurry to purchase my own place, even though it
was in an HOA!)

I know I'm going to get flamed for this post, but here goes anyway ...
I live in a one bedroom apartment in a 900 apartment building in NYC.
My rent has just gone above $2000 per month and my gross income for the
last 2 years has been above $175k, meaning I'm no longer eligible for
rent stabilization.
How much am I likely to see my rent increase, and is there any way I
can avoid it?!
