Mechanicsmaterialmen, contractors, subcontractors, lessors of equipment, artisans, architects, registered engineers, licensed land surveyors, machinists, builders, teamsters, and draymen, and all persons and laborers of every class performing labor upon or bestowing skill or other necessary services on, or furnishing materials or leasing equipment to be used or consumed in or furnishing appliances, teams, or power contributing to a work of improvement shall have a lien upon the property upon which they have bestowed labor or furnished materials or appliances or leased equipment for the value of such labor done or materials furnished and for the value of the use of such appliances, equipment, teams, or power whether done or furnished at the instance of the owner or of any person acting by his authority or under him as contractor or otherwise. For the purposes of this chapter, every contractor, subcontractor, sub-subcontractor, architect, builder, or other person having charge of a work of improvement or portion thereof shall be held to be the agent of the owner.

The home of Carrie Scherer and John Morrison was built in 1963 and designed by Morgenstern and Stanius of Duluth. When they were looking for a house four years ago they liked the ranch construction, flat roof, contemporary design and the location behind Congdon School. The house is built around a swimming pool. Only the master bedroom has been enlarged. The house is a work in progress under the guidance of architect Souliyahn Keobounpheng. They have removed carpet, polished the concrete in the living room, changed the mechanicals, replaced the basement ceiling, and painted. John created a patio in front, birch trees on the side of the house, and refaced the garage.
They plan to install solar heat and finish the master bedroom. They have furnished the house in a modern style. Other notable features include the view of the lake and the private back yard, the radiators in the ceiling, and the pool. The exterior is a mixture of the original stone and mortar and synthetic siding made of cement boards.
In 1913 Richard Harrison built this unique Arts and Crafts house designed by Abraham Holstead for Rollo N. Chaffee, an attorney who was instrumental in preserving Voyageurs National Park. Three or four families lived in the house before the Morses bought it in 2003.
Their recent restorations involved stripping all the paint from the exterior stucco and repainting with stucco appropriate paint. Inside the wood floors were refinished, the kitchen was upgraded with new counter tops and the bathrooms and the dining room were painted. A water problem in the basement billiard room necessitated rebuilding the floor. The Chaffee House was on the DPA Tour of Historic Buildings in 2008.
