I would recommend to maximize light and costs a tiled roof with four velux windows evenly spread. Insulation would need to be installed to comply with today's Council Regulations and if worried about the cold then an heated floor would be advised.
Its always worth considering the pitched roof with the velux as the life span of this type of roof is far better than a flat roof. The advantage of the lantern is they can provide a far larger single opening than the velux and add the wow factor from inside.
I would recommend a tiled roof with 3 or 4 Velux windows (1180 x 780). A tiled roof would be longer lasting than a flat roof. A tiled roof would most likely be cheaper dependant on which materials you opt for.
I'm trying to select the roof light I want but it's difficult to find on the manufacturers website how much space needs to be next to the rooflight (so what's the minimum space between the existing wall and the end of the roof on either side for the roof light? The "parapet wall" is 400mm. So that means there is 2500mm-400mm=2100mm of roof space left to accommodate the width of the roof lantern. I would have thought I'd need somewhere around 300mm of space between the wall and the actual roof lantern and similar distance to the parapet wall, leaving me with a potential roof lantern width of up to 1500mm - is that assumption right? are there any minimum required distances?
