Hi there- Last year you participated in or signed up to take part in a community effort by Germantown Residents for Economic Alternatives Together (GREAT) to stop predatory home buying in Germantown and to let folks know that if they want to sell, they have options, and if they want to keep their homes, resources are available.

Community Legal Services was a partner in this effort, providing a lot of education for us around the topic, and today we received this follow-up from them. They asked us to share this information with our group, but they don't want it shared too publicly, as they don't want wholesale buyers attending their meeting.

Come learn about Philadelphia's law to protect homeowners against We Buy Houses scammers!

Every year, residential property wholesalers use high-pressure and deceptive sales tactics to get long-time homeowners to sign away their homes for a fraction of what they are worth.  This industry is most active in rapidly gentrifying Black and brown neighborhoods and often cause homeowners to lose thousands of dollars in home equity.

In December 2020, Philadelphia Council unanimously passed a landmark law to stop the worst abuses in the residential property wholesalers industry.  The new law:
  • requires wholesalers to be licensed for the first time ever and follow a code of ethics
  • provides homeowners with a Homeowners Bill of Rights and a three-day cooling off period so homeowners can think about the offer
  • establishes a universal Do Not Solicit list for homeowners that do not want to receive letters, postcards, robocalls, doorhangers, and text messages about buying their house.
And this month, the City started allowing homeowners to sign up for the new Do Not Solicit List.

We will talk about the history of these equity stripping schemes, what the new law does, and how you can use it to better protect your neighbors, your community, and maybe even yourself.

Hi everyone,

Back in 2020, you were all involved in the fight to pass landmark legislation in Philadelphia to reign in the worst abuses in the We Buy Houses industry.  Since the bill passed, many of its protections went into place and, here at CLS, we've been able to use them to help our clients save their homes, even after they have been duped or pressured into signing agreements.  Last week, the final--and perhaps the most important--pieces of the bill went into effect: a universal Do Not Solicit list.  Homeowners (even heirs and others who are not yet on the deed to their homes) can now sign up on a list if they no longer want to receive solicitations.  And if they still receive postcards, letters, door hangers, robocalls, and texts, the offenders are subject to fines of up to $2,000 per violation.
