Thanks for taking time out to represent us. Once again I think they are lumping the vast expanse of Gentilly/ Gentilly terrace into one entity. Yes it's typical near uno no it's not typical in the terrace which was only 30percent rental & 70 percent single fly owner occupied. There is inadequate parking for one thing.

As a GTGIA board member who attended the hearings yesterday with our board president, Cate Newton, and board member Meredith Harnish, I posted the outcome yesterday on our Google Group. Following our comments in opposition, the committee voted to allow the variances on all the properties. We were absolutely stunned. One of the committee members actually stated that this sort of development is typical in Gentilly so it should be allowed. It seems we, as a neighborhood organization, will need to assert ourselves more or this will continue to happen.

If the property was listed and sold as a double, I don't think it's fair to stop the man from finishing his renovation that way.  That's on the city, as usual.

 On another note, I see very little evidence of any proactive anti-blight work from the city in the neighborhood.  Houses are being built by private developers, but the abandoned houses just keep on rotting away.

The vote was unanimous. The Board of Zoning Adjustments has 7 members appointed by the Mayor and approved by the city council.
They serve 3 yr terms.

Doubles were allowed to be constructed in Gtg until 1970. At that time, no new doubles could be built and the existing doubles were grandfathered in.  If any double was vacant for more that 1 yr. it would loose it's double status and have to return as a single. The double in question was legal until Katrina, then it sat vacant for 7 yrs while it was sold to the Road Home, transferred to NORA, then sold to the new owner as a double in error.  The city even gave the owner a permit to renovate as a double and when it realized its error, reversed the permit. That's why the Board was sympathetic to the new owners situation.

I just wished they had been sympathetic to the neighborhood. some other adjustment and alternative action could have been taken to satisfy both the new owner and the GT&G assn. Of course that would have required the use of common sense.  difficult to come by these days.

the city screwed up. plain and simple. who pays the price…we do. this would have made a lovely single as did the house at 4913 Marigny which was a double, same in style as this one, but came back properly as a single.  It would have been an uplifting addition to the block and the neighborhood.

Leslie, I spoke with both Mr. Molina and his attorney after the hearing. we understood each other.  Both are good people.  I intend on talking with him more when he comes back to work on the house and will certainly invite him to attend the meetings. I believe the committee could have actually worked with Mr. Molina and there possibly could have been a more satisfactory outcome for all involved. However they were just trying to cover the City's mistakes and didn't take the time to look at other options or solutions.  I get the impression Mr. Molina is a reasonable man.
