Just curious.  Where can I get a better understanding of what the  exclusive attribute in the rspec does?  (I searched on geni.net and geni-users)

Is it the case that if you have exclusive=true and type = xen, you get a full PC reserved for just your VMs?

That is precisely right. Any node tagged with exclusive=true will be given
resources that are not colocated on the same physical hardware with any
other user's resources. For this reason, it is best used at places like
the Utah/UKy ProtoGENI sites or the Utah DDC where there is more physical
hardware available and you are more likely to get the resources you want.
