Hello Household Representative,
Please read this entire message for important information.
Thank you for registering your household in the District's Inclusionary Zoning (IZ) affordable housing program. As you likely know, the Department of Housing and Community Development (DHCD) conducts lotteries to randomly select households to potentially purchase Inclusionary Units.
This particular unit is an Affordable Dwelling Unit (ADU), not an IZ unit, being offered through a DHCD waitlist link below. (DO NOT RUSH to complete the waitlist form below - list will be re-ranked according to IZ lottery priority order. It is not first-come, first-served.)
ALSO NOTE: this is a rare waitlist opportunity that we are sharing by email to reach a wider audience. Most lottery and waitlist opportunities are only available to current IZ participants in the portal at izhousingdc.org, so be sure to check there weekly too.
For more information on the IZ program, look here: https://dhcd.dc.gov/service/inclusionary-zoning-affordable-housing-program.

Housing Costs include mortgage payments, insurance, real property taxes, utilities and condominium and/or homeowner association fees for the applicable Inclusionary Unit and shall not exceed 50% of the Household’s Annual Income. However, DHCD recommends that a Household spend no more than 41% of the Household’s Annual Income on Housing Costs.
Restrictions on ADU Sale Units
- The Affordable Dwelling Unit (ADU) must be the purchaser’s primary residence, which must be certified yearly to DHCD.
- An ADU Owner may not rent out all or any part of the ADU without the prior written consent of DHCD. Airbnb and similar services are prohibited at all times.
- Prior to selling the ADU, the ADU Owner must obtain a Maximum Resale Price from DHCD, and DHCD will conduct a lottery to identify potential purchasers. Any purchaser must be a current registrant in the IZ Program.
