FMB Masterbond Warranty

My extension is about to be built and the builder is offering me an optional
Masterbond Warranty endorsed by the Federation of Master Builders.

The price is dependent on what is being done and for me it works out at
£250.

This covers faulty workmanship or materials for the first 2 years and
structural defects for a further 8 years. There is also a free concilliation
service from FMB in the event of disputes.

I will have paid the Building Inspector from my local council obligatory
fees of nearly £300 for various stage inspections following which I will get
a Completion certificate certifying the work has passed the standard set by
the Council under Building Regs.

I also have buildings and contents insurance with the optional Legal cover.

Therefore - unless I am missing something - surely this FMB Masterbond
Warranty is not necessary?

Can anyone here enlighten me?

What you are getting from the buidling inspector is certification that the
building has been constructed in accordance with the Building Regulations
NOT that the quality of the work is any good (Building Regulations are only
concerned with Health & Safety matters not fitness for purpose). A third
party insurance backed (i.e., independent of the builder)warranty is to be
recommended as this will give you redress should anything go wrong that may
be related to design and workmanship issues. It will then not depend on your
builder still being in business. Your building and contents insurance will
not cover you from defects arising from poor design or workmanship issues.
I'm not familiar with the FMB scheme but there are quite a few similar
schemes around. At £250 I would say that it is very good value, though it
would be wise to check exactly what it covers and how claims are made (you
only get what you pay for). Having a warranty is a good selling point if yo
decides to move on within the cover period - they are usually transferable.
The best known warranty is the NHBC Buildmark scheme www.nhbc.co.uk If your
builder is NHBC registered then he should be able to offer you this, though
NHBC may not give it for extensions. Similarly Zurich Insurance Building
Guarantees http://www.zurich.co.uk/buildingguarantee/home/intro.htm does a
10 year warranty against latent defects.
