Ina joint statement on May 8, the Ministry of National Development, the Housing Board and the Council for Estate Agencies (CEA) said CEA is aware of the listings put up by two property agents and is investigating.
Separately, the authorities said a five-room Design, Build and Sell Scheme (DBSS) flat in The Peak@Toa Payoh, which was also listed for $2 million, does not have an intent to sell registered with HDB. This means that the potential seller cannot grant an option to purchase to buyers at this stage. Sellers of HDB flats have to register their intent to sell before they put their flat on the market.
At the listed price of $2 million, both the Sengkang and Toa Payoh flats will come with significant cash over valuation (COV), the authorities said. COV is the amount a buyer has to pay in cash when a resale flat is sold above its HDB valuation.
Under the code of conduct for estate agents, property agencies and agents have a duty to uphold the integrity and professionalism of the real estate industry, and to act responsibly in conducting their work, the authorities added.
Mr Nicholas Mak, chief research officer at property search portal Mogul.sg, said that if the property agents are aware that the $2 million asking price is unrealistic, they should advise the sellers to lower it.
In a joint statement issued on Wednesday (May 8) in response to media queries, the Ministry of National Development (MND), Housing Development Board (HDB) and CEA also addressed the listing of a S$2 million five-room Design, Build and Sell Scheme (DBSS) HDB flat in Toa Payoh.
"Currently, there is no Intent to Sell registered with HDB for this particular flat, which means that the potential seller/s of this flat are not able to grant any Option to Purchase (OTP) at this stage," MND, HDB and CEA said.
"To protect the interests of the public and promote information transparency to facilitate informed decisions by prospective buyers, CEA will also look into the information presented by property agents when they market HDB flats" said the authorities.
Resale flats that were transacted at S$1 million or more form a small minority of all resale transactions, said MND, HDB and CEA, noting that such flats hold attributes such as good locations and their proximity to amenities and MRT stations.

I had heard about the JMX Zen Lite grips and wanted to try them out. I went to the JumboMax website and took their short questionnaire which recommended that I should try the "Small" size grip. Then I went to the local Roger Dunn's shop to see if they had any inventory of that grip. While I was there, one of the employees that was working with me was raving about the JMX Zen Lite grips and how good they were, but when I told him that I wanted the "Small" size he suggested that I try the Extra Small instead stating that it was easier to put "shape" on the ball with the smaller size. He was pretty convincing, so I ordered one grip in "Small" and one grip in "Extra Small" as a trial run. After playing a couple of rounds, I felt that the website recommended size of "Small" was the perfect fit. Went back and had my full bag fitted with the new Zen Lite grips. It was such a difference compared to my old grips in both size and texture that it took a little getting used to, but after only a couple of rounds I found myself hitting the ball not only straighter, but a few yards longer as well. Now when I grab another club that has a "regular" grip, it feels skinny and uncomfortable. I realize that I used to be "gripping" the club with my fingers rather than the feeling of gripping it with my hands. Now when I swing, I only concentrate on the shape of my swing path. These grips have changed the game for me. Bottom line: Trust the website, not some salesman when getting "sized" for the grip you want, the website is dead-on. P.S. The most comfortable grip I have used on my Cobra one length irons; for me, even better than the UltraLite.
Helps me create better and straighter ball flight with the promotion of much lighter grip pressure. Much improved short game and linked to my Brysonesque long handle putter, my game is in a much better place.

I was skeptical. I injured my wrist last year and played with pain all last year. I switched to the jumbo grip thinking it might help and it did. Played this Sunday with no pain. Not only did it help with my wrist but you can feel the club head. It is really hard to explain but if you are on the fence give it a try. This grip is a game-changer. It will take a bit of time to get used to it.
These grips have nice rubber feel that is slightly tackier and softer than other similar grip finishes. I also like that these don't have any seem that you can feel. The larger grip also allows for a little lighter grip and I don't loose the ability to work the ball if needed either.
The JMX Palmbird is a real step up over the original. The shape has always been great but JumboMax has brought the weight down to a more reasonable level.
