Fee Change:

After a review of our CC&R's we found that our late fee charge was not in line with the amount required by the document.
Previously we were charging a $10 late fee. The amount required by the CC&R's is $25 per month.
As of April 1st, this change will be implemented.
Also be aware that there is an additional $25 Administrative Fee for sending out late notices to homeowners. This Administrative Fee passes along a charge to the Association to the homeowners responsible for incurring it. This means that being late can get expensive rather quickly.
The board's suggestion is to opt into ACH payments so that you are sure not to miss one.
As mentioned at the annual meeting. It is very likely that the Annual payment option is going away this next fiscal year (Oct 1st, 2024). The two billing frequency options has created bookkeeping issues and confusion to homeowners and resulted in numerous homeowners missing payments and incurring late fees. We also hope to encourage more owners to sign up for the ACH option. Along with this proposed change will be the removal of the "Quarterly option fee". This is an attempt to simplify the billing for homeowners as the conflicts with our options and the RealManage billing system seem to just generate confusion.
