Tad and crew were great to work with. They stained our new fence back in 2020 and we had them back to do another coat this year. I am very particular so what I appreciated the most was their attention to detail - they put plastic up on the house where the fence meets the house. They cleaned everything up and put everything back when they were done so you wouldn't have known they were there - other than the beautiful fence!

We are in the middle of having a house built and we are making paint choices. We have already decided on color, Mindful Gray for the entire interior, with the thought of painting a few accent walls ourselves later. Our contractor says that they usually use Painters Edge flat paint and I'm sure any deviation from that would be an upgrade. He says they have never had issues with it.
Our last new house was a tract home and the walls were painted a builders grade flat paint. I know it was SW, but I don't know which type it was. Those walls were a nightmare! It seemed that if you just looked at them the wrong way they would end up with black smudges. If we tried to clean them off, they just smeared more. Those walls were impossible to clean at all. We tried to never touch them for fear of the dreaded black marks! We ended up having to repaint the entire house ourselves. We do not plan to do that this time!
I'm a painter and I don't even know what this paint is. It's not on their website either, which means it is likely a contractor grade paint that is hiding in the back room. You should really not expect any washability from a flat paint though, regardless of how good it is. Flat paints are designed for hiding and are really never meant to even be touched. You can burnish the paint film of a flat paint very easily just by bumping into it. It does touch up well though. Generally, builders use flat and anything else is an upgrade. The reason they like flat is because 17 tradesmen come into the house after the painting is complete and beat they heck out of the house. Electricians, plumbers, floor guys, phone guys, etc, etc. The paint needs to be able to be touched up easily. Plus, flat paint has no shine at all, and that is when drywall looks the best. It is shine that highlights all the seams and bad patching. You can upgrade to a washable finish, but if you do that and the paint is cheap, then it really will only be marginally washable. The best thing to do is primer plus two topcoats of something high quality. If you are sticking with Sherwin Williams, that would be Emerald or Cashmere. I prefer Cashmere low luster. If you prefer Benjamin Moore, then Regal eggshell is a good choice. But, be expected to be charged a lot more as this is a lot more work for the painters and the paint itself is considerably more expensive ($30 more per gallon than cheap flat).

3. Creaser: This is a Fileteuse from Regad, and a FN2 iron for creasing, and S05H for heating/smoothing edges, and melting paraffin. A Fileteuse is a big investment and manual alternatives (Heat over alcohol lamp) like Wuta works really good for both creasing and smoothing edges. If you don't have anything of this, you can skip this step and use friction with a heavy cloth after the first layer of paint.
5. Smooth edges This promotes adhesion of paint and also removes the line between layers of leather. I use a high temperature here (7 on Regad) If you use the iron Wax spatula from Regad use a lower temperature because your tool could break.
9. Proceed with painting and sanding edges until you are happy with your edge. There is no need to heat/smooth with Fileteuse/heated creaser apart from after the first layer of paint. When your edge is perfect, sand it with 800 grit (or go higher if you want)
12. Edge is finished, now you can have a beer or a coffee and show your edge in this thread. (Sorry for the photo, I'm no photographer and struggle to get a nice photo of the edge. (Edit. Sorry Uk friends. Of course Tea is okay too :))
It depends on the choice of creaser and leather. But with the FN-creaser I get a nicer transition between the edge and top layer if I creaser after the first layer of paint. Give it a try and share what you think.
I am currently using Fenice edge paint on a very waxy Horween Dublin lined with Chevre Chagrin. Barge cement is useless to give you an idea of how waxy it is. I'll post the results when I am done. The project is a prototype, so I won't be going after the flawless edge that @Danne has achieved. I have only just applied the first layer, and letting it dry.
Regarding the adhesion you seemed to be worried about when it comes to waxed/oily leathers. I have no experience with this, but I have seen two things. Some people use isopropanol/alcohol on the edge before painting to remove some of the oils/waxes. I have also seen people using both primers from Fenice and Giardini (before using Fenice edge paint) Maybe you can do some test on scrap pieces and after really cured try to bend it back and forth to see how it holds up? If you do, please update us with the results.
