If you're wondering about your increase in TOI taxes, it's because of the Mall in Bay Shore. According to the Town of Islip Receiver of Taxes, the 2026 increase is due to the NYS REAL PROP TAX LINE which represents the funding line for paying Town Grievances. This is usually much smaller, but this year the mall in Islip won a very large settlement, reducing their taxes significantly. Every property owner in Islip is seeing the same 192.4% increases on that line.
Suffolk County will refund at least $25 million to the owner of the South Shore Mall in Bay Shore after a court settlement cut the property's value by an annual average of $260 million over the past four years, according to data from the county comptroller's office and state court records.
The reduction in the property's assessment will shift tax burdens in the Bay Shore school district, Town of Islip and Suffolk County.
