What's the trend/ outlook for our local property?

HI Master Yap!

How are you?

I'd like your advice regarding the outlook for our local property.

It seems like condo prices are on the upside again?!!

My question is, would prices dip later at the end of the year?

Should I wait till the end of the year because I'd expect the prices
to go down, just like you predicted but wonder if the property prices
would be like a roller-coaster ride or not?

Thank you for your question and am so sorry for the delay in my reply
as I was busy.

Property prices as we have seen are on the uptrend in particular the
newly launched ones while the resale market or some called it the
secondary market is still a bit slow but nevertheless moving.

Usually when a person buy properties, two things has to happen : a)
the bazi state that this person will spend money away so he or she
will go buy property b) the current price of the properties now

The reason why a person wants to buy property also has to be taken
into consideration like : maybe for investment purposes or for own
stay.

The year of the tiger, 2010 second half is a better timing to buy a
property but it may not be the *best best timing* and even if property
prices are set to fall, how much downside are we looking at ? and is
it worth to wait ? down by S$50k, S$100k ?

When many people who are going in now to buy property and has never
lost any money in property before, probably do know the feeling of
pain when property prices go down. They would probably console
themselves by saying that : oh it is ok, we are buying for own stay
but that is not being financially street smart, every buy should be a
profit if not wait and check the fengshui first before you put down
your deposit is best.

A good fengshui property never let its owner loose money.

Thank you very much for your advice!

I asked because I heard one story where one person balloted for a
condo in the east which was very popular in demand and this resulted
in a further "markup" by the developer. So this person wasn't sure
anymore if he's happy because he has to pay more for the condo now.

I agree with you. We've to learn to be financially smart.

In my opinion, the thing about property market is not just about price
but I think it's about value perceived...anytime is a good time to buy
if you see value in a product or a property or anything in general.

BTW how can the average person tell if the property is good for him or
her?

I know I should be looking at apartments in the south because you've
advised me on my bazi before.
But it's a bit expensive in those areas.

How about East Coast area or the East for a wood person like me ( I
like the East Coast Park & the east area.)?

How much is the fee for engaging you to check the FS of an apartment,
say if I finalize 1/ 2 places?
