I am writing to share information and invite you to a neighborhood meeting regarding the property at 4001 Magazine Street, the former snowball shop, where a standard restaurant is now planned from operators with a history of high-quality local offerings. The existing building will be reused along with outdoor dining in the current open space between the building and the sidewalk.
The property is located in the HU-B1 zoning district where standard restaurants are permitted (CZO Article 12). However, standard restaurants require the extra step of a conditional use approval in the Magazine Street Use Restriction Overlay District according to CZO Article 18.20 of the comprehensive zoning ordinance (czo.nola.gov)
Our application has to be heard by the City Planning Commission and the City Council. Because you are a nearby neighbor or otherwise interested in the neighborhood, I am inviting you to a meeting where you can learn more about what we propose and present questions or concerns. We are required to do this before we submit our application to the City Planning Commission. Once approved, construction should last about 6 months.
