Hello all,

I hope you don't mind me posting this, but we've decided to put our organically managed (but not certified) hobby farm on the market and thought some of you may know someone who'd be interested in this opportunity. We have raised generations of healthy organically managed pasture-raised Shetland sheep as well as chickens in our pastures. Two years ago we added a PV system (see more below).

We love our home, but a change in circumstances has prompted our move. Located in southeastern WI (Jefferson County) between Fort Atkinson and Whitewater, this property is 45 minutes from Madison and 1 hour from Milwaukee.

Best,

Here's a bit about our house and land:

Well built & maintained cream city brick farmhouse with 9.29 acres, small barn and great views.  The house has great bones and mechanicals, and is ready for you to customize with your dream kitchen and other finishing touches.

Solid turn-of-the-century home with hardwood floors in most rooms, built in cabinets, fine wood trim, wood burning stove.  About 2,000 s.f., 3 bedrooms, 1 full bath, on the upper floor, dining room, kitchen, pantry, large living room, guest room/office, and 1 half bath/laundry combo, on first floor.  Great foundation, full basement with concrete floor under 2/3 of home, dry insulated crawl space under remainder. Attached 2 car garage and breezeway.

Many recent updates:

New high efficiency boiler, installed in 2017

New high efficiency windows, installed in 2018

New electrical service, installed in 2017

Solar Electric system that furnishes 90% of home’s electricity (Get a credit from the electric company in the summer!!!)  $1,300 free electricity each year! System is 2 years old and has a 40 year expected lifetime, solar panels have a 25 year warranty, inverter (equipment in basement next to circuit panel that converts from DC to AC electricity) has a 15 year warranty.  When the inverter goes in ~ 15+ years, it’s a simple half hour job for any electrician to remove from wall bracket, send off for servicing & half hour to reinstall (or $1,700 cost for new one if it is out of warranty.) The entire system cost $13,000 to install.  Considering the electricity produced, provides a net present value of $14,750 addition to the property.

Attic well insulated, crawl space damp-proofed & insulated, 2014.

Land

Beautiful backyard, apple and mulberry trees, raspberries, asparagus, wildflowers!  Farm currently has sheep, chickens and bees, and is ready for your animals now (or buy theirs!). Great views!

~ 8 acres of organic grazed pastures and a large alfalfa field.

32’ x 16’ Barn with Hay loft, and electricity

Below all installed in 2014:

Four fenced pasture paddocks with shallow water lines to all areas

Four frost free hydrants

Two hole high efficiency heated winter water

Two small sheds, each with small paddock

Plastic hay shed
