I would like to take a little poll with everyone here: what makes a great FBO, or, why do you stop where you do??
The reason I am asking, I want ideas and feedback. Even tho I have been in the G.A. industry for coming up on 30 years, it has been primarily as an employee and the past ten years owning/operating a maintenance shop. Effective January 1, 2009, I am the full blown FBO for Ken Jernstedt Field, Hood River, OR: fuel, aircraft rental, flight instruction, scenic flights, & maintenance (Yes I know... in todays economy what in the world am I thinking!?). Seriously, I see a lot of potential, even with the sour economy.
One thing I am planning on doing is tailwheel instruction. I have a Cessna 140 lined up to go on line and I will be restoring a 7AC to also go on line. That way, someone can experiance side by side as well as tandem, yoke as well as stick. So far the insurance company is agreeable with the restrictions I am placing: no primary instruction, no solo, and instructors with high time tailwheel and time in type.
So lay it on me, I want to know your thoughts and suggestions.

Keep your machine tuned up. Mags and plugs serviced so it starts the first
pull--have idle set at 600 rpm with throttle closed. Chock the wheels with long
rope that is attached to both chocks. Start it pull the chocks and climb into
the cockpit being careful to not touch the throttle. While you squirm and
shuffle your body to a comfortable position adjust your seat belt and
harness--stretch your legs and let your heels hunt the brake pedals. This will usually
take enough time to get the oil on the way to being warm. But if you live in
a Northern clime where the sun sets early in the winter solstice make sure you
have your case air intake covered, if not you must deplane and begin the
drill allover again. Been there done that and moved South. Enjoy your flight,
forget the FAA, lawyers and other possibly problems--life is too short not to
enjoy your flight that is what ;you bought your airplane for.

Congratulations!!!!
After meeting you, I think you already have this dialed in but I will state the obvious.
Clean restrooms, decent coffee with or without a donation cup, charts, batteries, reasonably priced fuel and a smile.
You will also need a lounge or lobby where old geezers and geezers in training (GITs) can sit and drink your coffee and talk about the good old days.
You have my condolences!!!

When I did my PPL test flight, I flew with an instructor I did not know
very well. After doing all the usual exercises he pulled the throttle
and said "we have an engine failure" There was a grass strip near by
and as I got all the checks done on down wind, he pulled a cigarette out
and put it in his mouth. I said "Hey, no smoking we have an emergency
landing coming up" He said "It's OK its just a practice". I thought this
guy is have me on, I'd better stick to my guns so again said "No
smoking" and pulled the cigarette from his mouth. He got really angry
and shouted "I'm pilot in command, your just a student pilot" Meanwhile
I'm still trying to make a decent approach and he applied power and said
"Back to the airfield I want some touch and goes" On the second or third
he pulled power after I'd touched down and was on take off about ten
feet up, I just stuffed the nose down and landed, luckily had enough
runway left.
He stormed off to the the club house. I did get my PPL and later he
apologized. Turns out he was really a bad chain smoker.
