FM / MC team,

From last November I am constantly facing water pressure issue to fill a bucket of water it will take 30~45mins. Every time plumber visits and they claim that G block booster pump is having issues. It will get fix for few days then again I will facing the same issue.

Now plumber is telling it’s switched off as it’s not working and it needs to be replaced. Request to fix this issue.

This issue is constant and now it’s more than a month Booster pump is not working.

Hi MC,
I am owner of G1707 and Arun attached here is my tenant. We were trying to escalate our issue (which Vasanth had raised) to FM team via emails but had not got any response in couple of weeks. Can anyone explain me why is this?
When we are very prompt in all other activities, collecting maintenance etc why FM doesn’t even bother to respond to emails?

Hi MC team,

Also to add to the below concern mentioned, please understand that we are suffering this issue from last one year.. Like Vasanth mentioned, it takes forever to fill up a bucket, washing machine doesn't work with such low pressure.. For even the simple things like brushing we can't be using the tap and I am down to hand washing of cloths.

All of us pay maintenance and all the other charges timely but we are struggling with basic necessities and the FM doesn't care to respond..i just came to know that it's awaiting MC approval for the purchase of the pump which has taken more than 5 weeks? 

I just paid the quarterly maintenance and I am regretting that why I pay so much for not getting the service which is basic while others in the society are getting those..

I am a owner of a flat who contributes diligently against all bills generated for my flat and you guys don’t even bother to reply when I and my tenant are facing a problem.

Your behaviour is the core cause of FM team showing the audacity to not respond to us.
If I don’t get reply I will stop paying my maintenance from coming quarters.

Please open a new ticket and also visit Fm office today to understand what Reshma said, capturing below again:
As a MC we want to understand the root cause WHY this failure happens to fix this issue in right way rather blindly keep buying new booster PUMP every time this fails (which happens only in G block). Did you visit FM office to understand the steps FM team has taken? “

@Reshma and other MC’s - If people are facing problems in basic utilities as mentioned in his email, it should be taken into account at HIGHEST PRIORITY.

Mam, I want to clarify that always we have brought the new booster Pump for 2Times,Again we have Given the order for new Pump with High Rating and we will also clean the Pipe line,But what we have observed is G-Block Booster Pump is always Running which means there is more water usage in G-Block Upper Floors,we don't know the reason why there is More usage in G-Block upper Floors,

Dear Sir/Mam,
We had Fixed the New Motor,But still the the new Motor has got bearing Jam,So as there is a Warranty for the Motor we are trying to Contact the Kirlosakar Concerned Person to Register the Complaint and then we have given order for the Hardware shop for the Materials to replacing the Pipe Line,So the shopkeeper as Told by 3-4Days the materials will be Given till then will try to Repair the motor and fix this issue.

Dheeraj: i will not raise a query/complaint on this now... even when i did it nothing happened .I am a lowly tenant who doesn't deserve a response from the FM nor the MC...so neither should I expect resolutions of the one complaint i made in 3 years of my stay


The MC and President are here to serve worldly problems and not resolve issues faced by lesser mortals like us

I am sure you might be not aware that GH block domestic water supply was having issue last 2 weeks due to sudden motor breakdown and the spare motor was under repair, due to which team was occupied with these operational issues.

Being said this; this is the ONLY block in last 2 years we have brought 2 times new booster pump set and done atleast a rewinding of motors for 4-5 times due to failure. As a MC we want to understand the root cause WHY this failure happens to fix this issue in right way rather blindly keep buying new booster PUMP every time this fails (which happens only in G block). Did you visit FM office to understand the steps FM team has taken? Or just u think sending email like this will work out here?? even 2 week back also motor rewinding was done which again failed. Before society buy a new motor; these guys have to understand the problem and fix it and buy a right capacity booster if something is wrong with this tower plumbing line!  

Anyways; u visit FM and understand the issues better and what is being done and ETA for the same. BUT answer this - what you mean by "Your behavior is the core cause" . what you think of MC? they are part of EOA or some other governing body? Talking "LOW" about management committee members has become a culture in EOA; and somehow MC is looked as if they don't belong to EOA. Before pointing finger at someone else look at your audacity to talk like this !! If FM is really busy in something and miss replying to a mail that means you can talk anything you want about me and my team is it? We know the effort they put in to supply water to efgh blocks with only one motor even staying back till late night after their working hours.

In warranty it should not take so many days? They were supposed to come max within 48 hours and you are still struggling with complaint registeration.

Lawrence now it’s nearing a month, each time the time taken to fix the problem is more than a month. Water pressure is so low especially on 19th floor and it’s hard to use health faucets or shower.

Reshma/ MC as this is new motor should this be covered under warranty / AMC? Request to escalate and fix this issue.

Thanks Vasanth,Feb 6th will be exactly a month since this issue started..last time it was 6 weeks..the plumbers closed my ticket stating that nothing can be done till the motor is changed..

Havent paid the maintenance amount yet,I am sure it can be delayed as the time taken to repair ...every quarter if we have to face this issue for 4-6 weeks then the maintenance should also be rotated..isn't it???

Reshma, I am not getting pressure on taps, they have taken video also as evidence. If you are planning to remove the booster pump then I will not suggest to do that. Especially health faucets and shower is not usable with current pressure.

Why there are no such updates proactively? No one wants to create noise and bother other executives, but cooperation expectations should also be moderate.
It’s not possible for families to be in unliveable condition for months..without pressure there can not be operable washing machines etc.

Why don’t we send someone to the service centre and push them hard or escLate to Kirloskar service head( escalation matrix)
Please pass the complaint number here and Arun/ Vasanth will write an email to Kirloskar service team to create escalation.

If you provide info/ update together we can get resolutions.

Today post water tank cleaning the pressure is very low and plumber came and tried cleaning the filter but it didn’t helped. He informed booster pump worked hardly for a day and again it’s gone bad. 

Request you to fix this as soon as possible it’s very difficult to manage with such low pressure.

Last time it took 7 weeks to get it rectified..

I still don't understand that just because this issue is faced by only the top floors of a block, this is not urgent to resolve..we pay the same maintenance fee like all so why this disparity in getting such an important issue fixed and we continue to suffer

Apologies but do you have any update on this as I am sure that the MC or the FM won't respond on this email..

MC Team- can I reduce my maintenance fee everytime this happen as in Q4, it got resolved in two months and this time is already been 35 days..

FM Team: please instruct your plumbers not to close the ticket on account of "Hum kuch nahi kar sakte" because I will keep reopening them

Sir,The complaint was raised 2nd Time when again issue was started,and first time on January-6th the complaint was raised and the motor was also brought By Rahul by checking but still,
Issues have arrived,so this time when the motor was removed the complaint has been raised also shared the complaint number for the reference, so the Kirloskar team as informed they will come and inspect and Do the Needful.
Also the pressure is same for the other Flats and will check once by fixing the motor after the Repair or this the maximum pressure, which is Directly connected from Over Head Tanks provided by the Builder.

Its not a one house complaint but a high rise impacting large number of families, please aren’t for a replacement from Kirloskar else ask for SLA…no brand takes such open ended time to fix a motor.
Hardly takes 24 hours for re-winding. Also tell me when the Kirloskar complaint was done latest and give me the update after talking to them today.

If we are not getting service then the need of outsourcing FM services will come in question.

Reshma/ FM team , off late this is constant issue and the time taken to fix is taking close to a month. 

Booster pump was there from day one when I took this flat and it was running fine for decades and as when it’s goes bad it never took this much time.  Water pressure so low and it’s very difficult to use health faucet, shower etc.

Hi FM team,

Request you to take this issue seriously and resolve this asap. By design, all top floor flats gets very low pressure in Ozone. Without booster pump, activities like washing utensils, operating washing machines, taking bath, etc become unmanageable. Hence all top floor residents are critically dependent on the booster pump.

Hello Vasanth/Dheeraj

Last time when the booster pump was not working kirloskar team came took the pump repaired and then we fit it. Now again it's gone bad. And again we have raised complaint. I can surely understand this since I took stay on 19th floor. But what we don't understand is why only G block booster pump keeps breaking down.
@Lawrence @Purushottam @Rahul pls arrange for a spare booster pump till this gets repaired. And also find out why this keeps breaking down.

We fixed 4 Booster pumps on the G block. All tower booster pumps working normally But all time G block booster pumps only breakdown.we raised a ticket with kirloskar last saturday. Still no one has come.  I will go there today.

Hi all,

After 2 months the water pressure has been resolved, though not sure of his long it will be like this.. but am amazed at the pace of resolution..Q4 it took 2 months, Q1 it took 2 months..

I know I won't get a response to this email but I was curious to know the root cause of the issue

yesterday we fixed booster pump and kept observation to know motor breakdown causing issue,
then our team found there is an issue in NRV ( non return valve ) which was not working properly,
so today morning we replaced new NRV and resolved the issue ,now motor working fine and pressure also good.

I am not sure how many hours day before yesterday booster pump worked before NRV issue was noticed. Yesterday post fixing it worked for few hours and it’s gone bad. 

The one which builder provided worked fine for good 10 years, I believe something seriously we are doing wrong hence it’s not even lasting for a day. Adding to this FM team told only one time under warranty they will fix any issue and we don’t have AMC on this. Is this correct statement? 

I will request you intervene  and help in fixing this issue.

Agree with you Vasanth, actually i celebrated the normal water flow yesterday by washing clothes in the washing machine yesterday but my joy lasted only for some hours and yes will be back in washing cloths by hand now.. Honestly i don't understand why I pay maintenance where in i am spending more money and time to deal with with daily chores

It seems there is something very basic which is wrong else no motor conks of within few hours, either it’s not the suitable specs to carry that kind of load or something else.

Can someone from the FM or MC team have the basic courtesy to respond.. Is an issue which is dragged on for almost 3 months and we are struggling everyday to do the basic stuff and I am appaled by the unsympathetic attitude by MC or FM team to even respond to the email

FM Team: the way you send daily repainting schedules can't you send even one respond to residents who are facing this issue since ages

Out of 90 days in this quarter, it looks like we would have normal water pressure only in 6 days!!!!! But maintenance taken fully...I will not be paying maintenance for next quarter till this issue is solved..Period..I hope other affected password also follow suit

It's been 12 days??? And you still don't have the motor and you are talking about holidays being a reason..that's laughable indeed..

Dheeraj/Vasanth: i guess it's not taken seriously at all by either the MC or FM..it really calls for a serious intervention.. Not having water flow for almost the entire quarter is a joke and i have travelled enough and stayed in different societies across the country. No problem persists for this long anywhere..i believe this is the incompetency of people handling this issue or the lack of seriousness in addressing this issue..if this was impacting a MC member this would have been closed in a jiffy

Booster pump worked for 2 days and MCB was tripping, plumber told me they have switched off from last Friday night. There is something seriously wrong how this is handled, I have even suggested to swap the  working motor from another block and checked. Atleast that will help to identify if it’s motor specific issue or not.

Each time you guys fix this issue and it will work or one or 2 days, then again months together endless waiting for fix it. This is clear indication how incapable are our team, get the vendor and reevaluate situation.

I (Owner of G1707) live outside of Bangalore and can’t join the  AGM meetings in person. Can you plz help with following:

1) Add all the committee member in this thread?
2) Take help with Arun and gather all the victims and add them to this thread as well.

2 Solutions:

1) We should collectively raise this and stop paying maintenance as I am not happy with hows it’s handled.
2) Get the professional at our cost to get this sorted on priority and deduct that from the  maintenance

Hi Dheerraj,

Already MC member’s Email ID is marked on this email (Evergr...@googlegroups.com), as far as I know hardly few guys are there on current MC there. Reshma and Anand are the 2 guys most of the decision taken.  

Most of the higher floor residents of G block are new tenants or new owners and they don’t even know about booster pump. I believe they are getting used low pressure on all tap from day one. That could be the reason why no one was raising.

Earlier when Rahul was staying here we both are the one’s who raise this concern. Now even he is not staying in Ozone.

Reshma this needs attention and we are chasing this from last November to get a permanent fix.

G-block booster pump trips automatically due to overload ( high water usage ) motor not cut-off ,heating heavily and trips. 

after the inspection in all three floors we found G-1810 kitchen pipe leaking continuously , from yesterday we visited several times flat door lock
so today we took contact number from adda and spoke to flat resident, they were out of station they are not available until 11-03-2025.

we requested resident G-1810 to make any other arrangements to open the door for leakage rectification, resident replied they will try to reach as soon as possible.
Also kept G-1810 tenant in mail cc for further updates.

as far as now we switched off  the 10 series kitchen valve ( G-1910, G-1810 & G-1710 ) and switched on the booster pump ( pump working fine ).

This time we found the issue from G-1810,
For the past 3 months each and every time there will be different cause and different rectifications done by technical team.

Sir we have Checked Below Points & rectified,

1)New booster pump fixed 
2)Booster pump line blockage cleared
3)Booster pump NRV replaced 
4)Booster pump pressue switch replaced 
5)Booster pump capacitor replaced 
6)New wiring done for booster pump fixed with RCCB
7)Now kitchen pipe leaking continuously in G-1810

Every 3 weeks you just declare another milestone and then nowhere to be found for another 3-4 weeks. What was the root cause and what’s the guarantee that new pump will not go out of service in few hours as you said earlier problem was not the pump but some fault at 18th floor pipe?

MC members,
I have always been punctual in paying maintenance but now you guys are yourselves creating defaulters.
Make sure you guys take this at priority else consider this as my last final warning before stopping maintenance payment along with legal action to prove my point where in you guys can’t stop water and electric supply for my flat.

Am really surprised with zero response on genuine concerns being put forward by owners , forget about tenants..

Earlier issue was no Kauvery water and now the tanker water is also an issue..I just hoped that one of the MC members was going through this issue..

I am genuinely thinking of ways to make ourselves heard, should we go to each MC member's house and seek response???

Or should we take more drastic approach in order to get a response????


The only thing which I feel is that I am lucky that I am a tenant and not an owner..

It's really sad that residents just blame the FM office for no reason. The FM team went and checked the water pressure. We observed the water pressure is really good. Looks like there is communication between the owner and the tenant. And it's not that we have not been responsive. It's only in G Block we have changed booster pump multiple times and also repaired it again and again. Also we changed the booster pump pipeline too. And after that there was good pressure Even without booster pump. we have replied to all mails. but you send mails repeatly and expect we should keep replying.  we have other duties too. Even last month our plumber gyan visited and checked water pressure and it was good. So why simply tell there is no water pressure?

You can come anytime and check the pressure at G-1910, none of those videos are from my flat. You know very well the water pressure my flat is very low and especially the health faucet and shower Is unusable.

Wow, conveniently u have pushed the blame to the tenants/owners..where are the videos of flow before the booster pump issue started???

Why should we suffer with less flow than what others get ... The plumbers came to my house also and said all the pipes are old so water pressure is not proper but how does it work when the booster pump is working??? When I said my washing machine does not work when the pressure is less,the plumber says my filter in washing machine is an issue... But how does it all work when water is coming normally?  Logic defies your response

What do you think that we don't have any better things to do them writing emails like these to you folks who don't have the courtesy to respond and suddenly the response changes from searching a new vendor and all??

Ok, the tenants have an in issue but Vasanth an owner is complaining too.
So what do you think that there is a vendetta against you guys...I have been staying here for 4 years, except for this issue what mails I have sent to you

 What the measure of flow the Gyans and Agyans of plumber fraternity are comparing to, yes water is coming who is denying that..but why isn't it coming the way it used for last so many years..


Your plumbers are just passing the buck and the FM team is reliant on them rather than the feedback received from residents...


And why should we pay the same maintenance like those flats who have booster pumps.. Remover all booster pumps from all towers then,save money 


Yes these are my videos, first of all they were taken wirhout my permission..anyways leave it... That's a small issue but these are taken by opening everything, tapping the filters loosening the spandel..


Once again I reiterate thank God I am not an owner but just a tenant...


I rest my case now .

Dheeraj: let me know if I have to maintenance payment or not...I can pay a little extra also as plumbers have invested time in cleaning pipes ,taking videos and used their data to send those videos

Hi,

Today I want to highlight the  rudeness and unprofessionalism of plumbers who came and told my daughter that why do you complain about water flow so much.. How would my daughter respond to this????

This was in response to the less flow of the water, they do all their ches,clean taps and what all and create a mess out of the kitchen which I have to clean in the middle of the day. Then they take videos post everything..why not before..Then they say the pipes are old and need replacement.. But they can't answer the simple fact that how do these pipes work when the pressure is there..

They just come randomly any time of the day and be at their service leaving everything else..if we say we can't handle them they say don't raise tickets and send emails..is this the behaviour expected?? Literally being threatened for raising tickets and send emails.. They have also quoted the expenses for changing pipes..is it a side hustle to earn more money??

When did we told to come back ? You can come and check this anytime. It’s a simple common sense why will residents raise this multiple time if and chase these many times if they are not facing issue.

Sharing some random video is not gonna help, if you wanna fix this issue get the boster pump back on G-Block.

Reshma/ MC Team, it’s horrible the way you are taking up things which is daily essentials from residents. Request you to help in fixing this issue rather than TM team pointing back some nonsense excuses.

Following the recent complaints regarding low water pressure, we have taken several steps to address the issue, including clearing blockages and replacing the pipeline. We've also directly connected the water supply from the main tank to increase the pressure.
Our team has conducted thorough checks on the water pressure in each flats from the 17th to 19th floors. The technicians have confirmed that the water pressure in your flats is at its maximum compared to the other flats and floors below.

Kindly Note:- Our team has investigated the issue and has taken the necessary action & rectified the issue by providing the Maximum Pressure (Reference videos attached in the previous mail )

You mean booster pumps will not be fitted back ? Who have given the confirmation to take this decision? 1910 health faucet and shower is un usable. 

MC fix the booster pumps don’t fool around residents.
