Please find the attachment.  The picture displays I believe an accurate perspective of the Entrance to the street.  I have a proposed method in the slide to conform to what is being suggested.  Please discuss the matter.

Also as a reminder, please give me all your feed back concerning the landscaping contract that you would like me to discuss when have the walk through with the contarctor

I agree with Robert. We should not install in someone’s yard. I would be concerned the brick is not facing the right way but I have not looked at it well enough to see if it would work.

Bob and I have been looking at sign boards for the front of your community and what we are looking at is a 24x36" board which we have in other communities and seems to work well.  We would have "Estates at River Crossing" on the header and then you could notice any meetings or events you desire.

 

I assume that you would want it on the exit side?  We can either purchase the very expensive aluminum mounting posts or we can mount them on pressure treated 4x4's which we can paint a month or two after installing once it has dried out.  I think this would look fine and save you about $325.  Approximate costs are as follows:

 

        Sign                                                                        $400 plus shipping

        Extra letters                                                            $90

        Install and 4x4's in concrete                                 $100-150

 

The only issue we have not discussed is the possibility of vandalism.  It has a lock and acrylic safety glass windows, however, you know somebody will try to get into it.  We have not had a problem with this elsewhere so far.......I just know kids!!

 

Let me know how you wish to proceed and where you want it installed.  Keep in mind that you do not own any property up front, you simply have an easement, so you might want to chat with the homeowner or make sure that you place it such that they do not have a problem with it.

Just a note......you do not own any property here.....regardless of where you place it, it will be on somebody else's property.  That is the purpose of the easement.

Can you put a picture together of what the sign would look like on the 4X4s? Also, if the sign faces the neighborhood, will it be an eye sore coming into the neighborhood? I do agree about the residents not noticing the sign because there is no stop sign there.

I think we should select a committee to look at the entrance and decide where the proper placement should be.  Do we have a landscape designer in the neighborhood?  He/She would be a welcome asset to the placement committee.  When I mentioned getting a permanent sign, I was thinking it would go in the flower bed as long as it does not cover up the Estates @ River Crossing sign.  The sign could be placed on a post and the post could be covered with a pretty vine or ivy.  It should fit with the surroundings and be attractive.  Hanging it off the column with no background seems to me that it would look out of place and be very tempting to would be vandals (batting practice). 
 
I do believe if we get a group of people to meet at the front and look at it and we had something like a big picture to move around (I have one available) that a few heads (committee) at the location would be able to figure out the best placement.

That would be a good idea. It is easier to approve something if you
can actually see what it looks like before installing it.

Yep, I drove by this morning and really looked at the angle of the brick wall and that would be the perfect to place the sign. We just need it large enough to have large letters and not cram words in there. Should be easy enough. J

So, I know the notice for the garage sale will go into the newsletter but I thought maybe we could add this flyer in the same little baggie of the newsletter? There is just a part of me that does not see everyone reading through the newsletter. I am planning on having stuff out for the garage sale and the more homes that participate, the better the turn out of shoppers. Just a suggestion..  we could print the flyer on color construction paper so it stands out in the bag. More people will be likely to open it.

I think that's an excellent idea, Angie! You are absolutely correct
about people NOT reading the Cross Wire all the way through if at all.
But this would get attention. I lived in a neighborhood several years
ago that had the best sale I've ever experienced. Even the homes that
had no actual items for sale sold hot dogs, sodas and popcorn to
buyers walking from one house to the next. The shoppers would park at
one end on the development and just walk around. It was great fun,
every one involved sold more than normal and made money to boot. It
creates a party-like atmosphere and people get caught up in it.

So I vote yes on the flyer but we should have a set date so we don't
have to print it out again.

GARAGE SALE FLYER:  How about I post an extra large, say a 1/2 a page or more if there is room, garage sale announcement on the back of the cross wire instead of stuffing 180 bags with and extra 180 pieces of paper?  Save a tree and save time.  We will also be posting an announcement at the entrance 2 weeks prior (hopefully we will have the message board installed).  If the message board is not installed, perhaps we can make an attractive, large sign and place it at the front?  The tentative date is April 12th.  I will know for sure by mid March.  I can also instruct the delivery person (my son) to place the newsletter with the back side up/out. 
 
 
COMMON AREA: On the issue regarding the information about what can be done in the common area...  Rick P. from COA our management company stated at the last HOA meeting, that the lawyers must write what can and can not be done in the common area.  Once this is done, it will most likely be best if COA sends a letter.  If it is only a page, I can dedicate a page of the CW to it as long as they can send it to me in a format I can copy and paste.  I will not take responsibility for accidentally leaving something out of a legal document by re-typing it. 
I can however, place a common area common sense topic in the CW.  Any volunteers to write that one?

Hi Beverly,

I supposed that would be ok. I am just concerned because there may be
a lot of folks not reading or looking at the flyer at all... I guess
that is the best we can do though.
