During my walks with my wife i noticed that alot of people park there
cars on the driveway. mostly due to the stuff we have to keep in our
garage. my self included. i cant figure out for the life of me why
most of us have a 3 car garage and yet most of us keep a car on the
drive way or even more... so i wonder can we put sheds in the back
yard. if not why?

Hello,

My name is Beverly Thornburgh and I am a member of the Architectural
Control Committee for our neighborhood. I will be taking the chair
position for the ACC following the July meeting. Please allow me to
answer your question regarding sheds in our neighborhood.

Per the homeowners association documents / covenants, Section 8.
Appurtenances: sheds are not permitted in this neighborhood. (This
is not the legal description, it is simply where you will find the
information in the documents, that shed’s are not allowed.)

The Homeowners Association and the Architectural Control Committee are
working together to come up with changes we would like to see in the
documents which we feel would benefit the community. Allowing Sheds
happens to be one of the items we plan to have on the ballot for the
annual meeting in November. When you get the Proxy in the mail (most
likely in late October or early November) please fill it out and
return it. There will be a few items for you to vote on. Each item
should be considered individually and the proxy should be turned in
even if you plan to attend the meeting. If you plan to attend and
something comes up, your vote will still count as long as your proxy
is there.

Please encourage your neighbors to fill out and return their proxy’s
as well (even if they plan to attend the meeting) We must have 75% of
the homeowners, Yes votes, to make any changes to the documents.
Without 75% no changes will be made. Your support in returning your
proxy and encouraging neighbors to do so as well will be greatly
appreciated.

We (the HOA and ACC) feel that most residents would like to see the
proposed changes we are working on. However, they must turn in the
proxy to make it happen. Most people have good intentions, they
believe they will attend the meeting so they don't turn in the proxy.
Then they don't make the meeting for what ever reason and changes
don't happen. Word of mouth is good, the more people that talk about
turning in proxy's the better.

If any of the proposed changes become actual changes because we get
enough votes to make it happen, homeowners will be notified by mail.

Hi Beverly,

I am wondering if this could be included in the Rules and Regulations
part of the documents as well? I believe we could be as specific as
needed!

Angie,

Allowing sheds is one of the items I am going to propose to you and
the rest of the HOA board during the July 23 meeting. I would like to
put this and a few other items up for a vote in order to update our
community documents. If the board agrees, COA will have the lawyers
write up the proposed changes and send out proxy's to homeowners. I
will be looking for volunteers to assist me in collecting the proxys
by going door to door. As the new ACC Chair, I feel it is very
important to update the documents in a manor that will be in the best
interest of our community. We will discuss this further at the
meeting.

If your garage is filled with 'stuff' and not cars, why not rent a
storage facility? There are plenty of locations in this area.
Putting sheds in the backyards will certainly contribute to making
this neighborhood lower class in quality of living. Have you ever
driven down Valrico Rd. and looked at the backyards in Valrico Hills?

I dont feel that i should have to rent a storage facility.... If one
takes care of the shed and has a fence around the yard what is the big
deal.

The storage facility costs money. The monthly fee for a small storage
facility is a reoccurring fee where a shed is a one time fee. Plus,
most residents would put his/her lawn mower in the shed. Having the
lawn mower stored at a storage facility off site would be very
inconvenient for the homeowner. If it is proposed to allow sheds,
there should/would be restrictions on what type of shed.
