I have recvd this email also today as per details below from Era office. Pls advs what is to be done as have not heard anything from the forum for some time too once the balmy checks were submitted, and then Era was to give us the checks. Now they have a new thing up their sleeve that they will only issue the checks once these documents are given to them.

No other property I have bought wants to know about my other investments in other rented properties. That is our personal business for which we pay our taxes for. Pls revert back with the form feedback on supplying them with these documents???

The hard copies of the following documents are required to be submitted for processing the Assured Rental cheques:

 

1.      Rental Invoice (for claiming Assured Rental)

2.      Declaration of Income/ Turnover (For Service Tax Purpose)

3.      Copy of Service Tax Registration  Certificate (if applicable)

 

The hard copies of Rental Invoice format and Declaration form have been enclosed herewith.

 

Please note these important points regarding processing of Assured Rental cheques:

 

  1. If customers are already having or using Rental Invoice format (other than the enclosed format), they can submit the same. Otherwise, our standard format can be used.
  2. In case of Joint owners, Separate invoice required from each co-owner
  3. Therefore, Service tax liability also calculated co-owner wise accordingly.
  4. Service tax invoice required month wise.
  5. Service tax payable at the rate 12.36% when rental income  from property exceed Rs. 10 Lacs per annum.  

6.      The Declaration Form is to be submitted on Rs.10/- Stamp Paper duly notarized    (Revised Draft attached herewith)

7.      Service Tax Registration is mandatory for gross income exceeding Rs. 9 lacs per annum 

8.      Amount Invested (in Declaration Form) – 100% of the BSP amount mentioned in the Buyer’s Agreement

9.      Date of Investment (in Declaration Form) – the date mentioned in the Buyer’s Agreement

10.  Estimated Rental income to be received (in Declaration Form) – Gross Annual Income

 

Please submit these documents on priority for processing your Assured Rental cheques.

Hi,

Just wonder is this forum still on as am still awaiting a response on my below msg.

Also can anyone advise what is the amount of our revised interest that we should  recvd on a 1000sq ft  space.

I too was looking forward to getting member inputs to the queries as they are a matter of concern. Those who are apprised of the developments, please advise vis-a-vis the set of new forms that have been received. Thanks

The joint action matter appears to have died out as do a lot of other good ideas.

 

Regardless of the above, since the matter does need to be resolved one way or the other, could I request anyone who has taken a step in regards to this, please share your experience, if not to the forum, at least on a one to one basis.

 

Would be most grateful for any feedback on the matter.
