The hard copies of the following documents are required to be submitted for processing the Assured Rental cheques:
1. Rental Invoice (for claiming Assured Rental)
2. Declaration of Income/ Turnover (For Service Tax Purpose)
3. Copy of Service Tax Registration Certificate (if applicable)
The hard copies of Rental Invoice format and Declaration form have been enclosed herewith.
Please note these important points regarding processing of Assured Rental cheques:
- If customers are already having or using Rental Invoice format (other than the enclosed format), they can submit the same. Otherwise, our standard format can be used.
- In case of Joint owners, Separate invoice required from each co-owner
- Therefore, Service tax liability also calculated co-owner wise accordingly.
- Service tax invoice required month wise.
- Service tax payable at the rate 12.36% when rental income from property exceed Rs. 10 Lacs per annum.
6. The Declaration Form is to be submitted on Rs.10/- Stamp Paper duly notarized (Revised Draft attached herewith)
7. Service Tax Registration is mandatory for gross income exceeding Rs. 9 lacs per annum
8. Amount Invested (in Declaration Form) – 100% of the BSP amount mentioned in the Buyer’s Agreement
9. Date of Investment (in Declaration Form) – the date mentioned in the Buyer’s Agreement
10. Estimated Rental income to be received (in Declaration Form) – Gross Annual Income
Please submit these documents on priority for processing your Assured Rental cheques.

The joint action matter appears to have died out as do a lot of other good ideas.
Regardless of the above, since the matter does need to be resolved one way or the other, could I request anyone who has taken a step in regards to this, please share your experience, if not to the forum, at least on a one to one basis.
Would be most grateful for any feedback on the matter.
