Dear Friends,

Summary of the Final Offer Received from Era (Mr. Chawla) by Mr. Sanjeev Laroia. This is as conveyed to me by Mr. Rajneesh.

1. Date of Possession -  01.03.2012. Cheques for lease rent from 01.04,2012 shall be released by Era within one week of receiving
                                       our acceptance of these terms.

2. Lease Rent - One time lease rent of Rs. 50 per sft as per GNIDA revised / existing rules.

3. IFMS            - Rs. 100 per sft.; Rs. 50 per sft. payable now and balance Rs. 50 payable after leasing / receiving security deposit from
                         leasee.

4. Electricity Connection Charges - Withdrawn. However, Era will be collecting nominal meter installation charges at the time of
                                                        leasing.


Me / Mr. Rajneesh & Mr. Sanjeev Laroia feel that although we may not have achieved all that we desired, yet it can not be rejected outrightly.

We, therefore, recommend that you authorse us to accord acceptance on behalf of all of us.

Agree but in the interim Mr.Oberoi we all had mind boggling meetings/discussions/pursuation with the ERA team, the result we could achieve quiet a bit.

Since you were not available in last meeting & the fact that you have couple of units, suggest that you take on further with them on the matter & get a final letter issued from them to avoid any ambiguity to one & all.

Dear All

In my view the Date of Possession is very unrealistic -- everyone , including Era is aware of the fact that date of possession should be around July provided the remaining work continues at site. 

The condition of Era on releasing the cheques only after their terms are met 

again seems like  arm twisting 

All the other charges  are Ok. 

It is good that they have withdrawn the Electrical meter charge which was a major undue charge levied by Era. 

If required we can meet amongst ourselves again.

Become in a remote location (relative to NOIDA) all I am really suggesting is that a decision needs to be taken.  In arriving at that, sure there will be some give and take.  So be it!  At least we’ll get a move on.

Unfortunately, I am not able to interpret your current mail properly. Could you kindly elaborate exactly what you suggest?

The background so far is as follows:

 

We have had two meetings with Era.

First about 3 weeks back with Mr. Vikrant & Mr. Alok. Minutes of this were circulated to all. Copy was also sent to Era. Both gentlemen promised to get back within maxm. two days, but for two weeks there was no response. We only got to hear various rumours. There was no formal written communication. This was creating confusion.

Our second meeting was with Mr. Chawla who also promised to get back within 24 hours. Again there was no formal written communication. We got verbal information/communications with varied interpretations. Again we are getting unsolicited communication that a written communication is coming.

Sometime, it gives a feeling that Era is trying to create confusion, hence my last mail. Incidentally, all my mails are suggestive and I try to seek confirmation from all of you.
