Hello Ravenswood residents, 

Well the mystery of the open gate has been solved. It appears our BOD has been in conversations with Lumus (Tmobile) and the HOA management company since August of 2025.
 
I and Rick had pieced this story together back in  early November when the gate was not closed for a long period of time starting in October. We even provided our hypothesis on the matter and not once did any of the BOD members indicate that they were aware of any conversations and the right of way that was in question. 

I am very disappointed, to say the least, that the entire board decided not to share the request for this service provider to be allowed in and took it upon themselves to speak for ALL of us based on the email chain below. I would suggest each household read from the bottom of the chain all the way to the top so you have a very clear picture. 

I know being on the board is not a paid position and if any board member feels you can no longer serve with integrity and transparency, then we will need to look for other homeowners to take your seat. Actually, it might be a good idea to rotate this every 3-4 years to keep from burning anyone out and having fresh eyes on our community. . 

 I think we need to have a HOA meeting ASAP so that we can address this and all the other items that need to be addressed:
  • Missing mailbox doors
  • White garage doors that have not been painted. 
  • Missing shutters (this includes my home which I am trying to resolve)

I also understand why Kyle responded the way he did when questioned because he was talking to the BOD and I am sure we were all aware of the issues. And all the stalling to push for a resolution to the open gate.

Your reply to me earlier today, whereby you state "a 2/3 majority vote is needed to move forward",  and "you will reach out if the community decides to move forward" - it appears we are in the same spot since 14 August 2025?  

 

I could be wrong - so with your help, I would very much like to resolve this, and importantly, respond to the 8 residents who requested service, with the correct information.

 

 

In this regard, please can you respond to my questions below. 

 

(Your responses in-line will be useful to avoid any further confusion on my part!).

 

 

  1. Has there been any progress / activity since your e-mail 8/14/2025 : and by that, I mean directly:  "Has the Board met and discussed the proposed fiber installation by  "T-Fiber, built by Lumos" to the two private roads (Rutland Pkwy and Westmoorland Lane) within Ravenswood Community" ?  

 

  1. If answered YES to question 1 above.   please provide the date / or meeting this was discussed.   (I can then refer the 8 Residents who requested service to refer to their minutes for these meeting details).

 

  1. Referring to question 1 and 2 above:    When the Board discussed the T-Fiber installation - did they determine that a community wide-vote would be needed to determine a 2/3 majority outcome? 

 

  1. If answered YES to question 3 above.   Has the vote taken place?  

 

  1. If there has been no progress to date, No problems!!  I would like to work together to rectify it! Would that be possible? 

 

  1. If answered YES to question 5 - what do you need from me?  I can provide information, and/or a private road agreement , and/or any information the Board may need to progress to a vote ?      This includes - attending a Board meeting (in-person or call), and I can assist with follow-on to a Residents meeting (if required).

The board will have to respond. I am not sure of the status of the application to pull the right of way back from the county to the BOD. It has been filed per Mike's previous emails

I am glad we finally got down to the bottom of this situation.  Hopefully Mike has what he needs now to get the gates working again.
