Circular Resolution

Dear All,,

1] On 6th April, a meeting was conducted inviting a legal expert, Mr. Nerlekar who is well known to our member Mr. Umbarge. A message on our WhatsApp group was posted requesting locally available members to attend the meeting. THe agenda was to understand the procedure and possibility of recording EEA name as owner of land in govt. records [7/12 extract]. 

2] The 7 members who attended the meeting include--

-- Mr. Koppikar Flat No.2

-- Mr. Malay Samani, Flat No.3

-- Mr. Lakhote, Flat no.4

-- Mr. K. Kulkarni, Flat No.5

-- Mr. Umbarge, Flat no.6

-- Mr. Talnikar, Flat No.7

-- Mr. A. Tamboli, Flat no. 12

3] In the meeting, Mr. Nerlekar explained the procedure and paperwork required to be done for getting the Deemed Conveyance Deed in the name of EEA and then get the name recorded on 7/12 extract. He also assured to cooperate with us for registration of EEA name on 7/12 record though it is not in this scope, he said. He had given his offer letter cum quotation on 25-03-25. The same is enclosed herewith for your information and record. He indicated that a period of 4 to 6 months will be required to complete the task. 

4] Having discussed in detail, all the members present in the meeting unanimously agreed to engage Mr. Nerlekar and assign him the task. Members also agreed to pay fees of Rs. 72000/- [@ Rs. 6000 per member] to him in 3 tranches that he sought in the meeting. The first advance instalment payable is Rs. 30000/- followed by the intermittent second installment of Rs.25000/- and the final one of Rs.17000/- to be paid on getting the Index ii and registered conveyance deed. 

5] I have enclosed 2 drafts received from Mr. Nerlekar as required for the purpose of completing the task. First draft is MoM of the general body meeting and the other one is of resolution of the general body. He considered the meeting dated 06-04-25 as general body meeting. However, we did not conducct it as EOGM. Therefore, as discussed and agreed by all the 7 members present in the meeeting on 6th April, I propose to pass a circular resolution as per the enclosed draft. 

You are requested to confirm your consent to --

1] enegage Mr. Nerlekar for the said task;

2] pay him the fees as aforesaid and 

3] pass the resoultion as per the format enclosed

On receipt your consent by email, the committee will preapre the MoM and resolution in tune with his drafts and pay the advance fees. Please confirm your consent by reply mail at earliest and cooperate.
