Dear Sir,

 

First of all, I wish to take the opportunity to wish you a Very Happy New Year 2017.

 

I wish to thank you for taking the initiative, However please note that  the letter given by MR Nagpal is only part of the agenda which was agreed on our last meeting on 11th December 2016.

 

The issues related with Association , Membership, Documents handover, Expenses etc. which were agreed  are not put as a part of the agenda of the proposed meeting. Please find enclosed a copy of the last MOM for your kind information.

 

I personally feel that Formation of association and financial control are of paramount important and should be discussed at length.

 

Please note that as per Clause 4 of Schedule G of the Agreement between the Vendor and Purchaser ( i.e. myself and my wife jointly ), it is a mandatory obligation for us to be and remain as a member of the Apartment Owners Association, to be formed by and consisting of all the apartment owners in the residential complex as per provisions laid down under the West Bengal Apartment Ownership Act, 1972 and Rules, 1974.

 

I hope you will understand the seriousness of the issue as  my obligations which are getting violated of not becoming the member of the association. So I wish to be the member of the association at the earliest. The Hard Copy of the application has been already given to you on 11th December 2016. A copy of the same is attached herewith.

 

In this connection, I wish to have a copy of the By-law and copy of the resolution passed by the associations to keep me updated the current situation.

 

Please inform me, my next course of action to become the member of the association, so I can be present in the forthcoming meeting not only as Owner but also as a member of the association.

Dear Owners,

 

In the meeting held on 11th December 2016 with the owners based on a call given by the EGV Core Committee and in conformity with the request received from them, a presentation on the last 2 years Balance Sheet, along with the budgeted expenses for the current fiscal will be made on the 14th January 2017 at 11 AM at Elita Garden Vista in the presence of the Core Committee and owners at large. 

 

Vide our letter dated 18th November 2016 to all the owners, we had suggested with legitimate reasons, that for all owners whose maintenance deposit either stands adjusted as of November 2016, or would get adjusted in subsequent months, CAM charges in future should be billed on quarterly advance basis instead of monthly advance basis.

 

In our meeting on the 11th December 2016, we had requested for approval of this proposal, which we feel is in the interest of better revenue control for running of the Association. However, the owners present felt that a separate call for this purpose should be given so that a mandate can be received on our proposal in the next owner's meeting on the 14th January 2017.

 

In addition, in the 11th December, we had also apprised the gathering that whilst the Association is paying for the entire individual owner's consumption charges on monthly basis, the electricity bills for individual owner's consumption is being billed to them by the Association on quarterly basis, which according to us is not correct. We had therefore suggested that henceforth, owners should also be billed for their individual consumption on monthly basis instead of the present practice of quarterly basis. Here again, it was suggested that even this matter should be discussed in the forthcoming 14th January meeting before altering the present practice being followed.

 

This letter is to inform all owners that apart from the presentation as mentioned above, a decision on the above two important matters will need to be taken in the ensuing meeting on 14th January 2017.

Thank you Mohit da for such candid and to the point reminder. 
I strongly believe that only the Association, that is formed by the EGVians can and should work for the EGVians. 
Decision regarding CAM or electricity billing, in general any financial decision can only be taken by a representative body formed by the owners of EGV. 
With all due respects, neither Mr. Puri, nor Mr. Nagpal should continue hogging the chair of the Association.

Dear Sirs,

I would request EGV core committee to include the following issues in the agenda of 14th Jan meeting for an early solution  - 

1) The ongoing construction work for phase 2 is being carried out without any measures for pollution control, like effective dust barrier or water spraying for dust control. As a result, the apartments particularly #*02 in Tower 5 (which are hardly 50 metre only from the dust generating point) are exposed to heavy dust and causing serious health hazards. The builder should be asked to implement proper pollution control measures immediately. 

2) Understand that treated water is now available in Action Area 3, but the necessary pipe connection for EGV has not been completed for about 150 metre by EGV. This needs to be taken up on urgent basis since the ground water as available now in EGV is very hard and high in TDS causing lot of inconvenience to the residents.

Dear All,

Please note that the Builder have given an agenda points which does not include the points mentioned in the last meeting.

It seems that he is only interested in maintenance charge.

Core committee should ask to change the agenda points so that formally we can discuss and conclude.

Otherwise the meeting is of very less value.

In my opinion, membership in the committee should be of highest priority.

Action need to be initiated so that these meetings are not an avenue to fulfill the wish list of present association office bearers 
We should very firmly take up one point agenda of participation in association management.

Phase 2 buyers can help in the treated groundwater issue if they pose this as a requirement with the builder. Has this been discussed with any Phase 2 buyers (I am one).

I completely agree with Mr Amalendu Kumar. The focus point agenda should be inclusion of all owners into the association and holding all key post including the cheque signing authority till then possibility blocking usage of our money  by the builder.

Second point should be reaudit of last 4 years account.

All other points should be secondary.

Very good point to build pressure on builder.
But I do not think this has been discussed with any phase 2 buyer. May be you can build a parallel pressure on this water topic through phase 2 buyers .
