Dear Mr. Nagpal/Mr. Puri,
I am again writing this mail without keeping count how many times I have highlighted this in past with evidence.
Due to rain the whole flat T3, 24-02 is flooded with water overflowing inside from window channel.
Post today's morning rain did quick survey and found out that in T3 north facing 2 BHK few other flats where residents are staying going through same trauma.
These windows are not capable to withstand wind and water pressure at this height. Water is coming through window channel, vent on the channel gets blocked due to wind pressure hence channel water overflows inside our flat.
Have requested in past many times since May 2013 to look into this window design matter. Time has come someone needs to take accountability of damage to our flats, interiors, furniture, electronic equipments, etc due to this water leakage from window.
Attaching some sample pictures. In this way it is not possible to stay further.

By copying EGV owners will request to share your experience without our builder representatives.

Mr Nagpal, Mr Puri

Completely agree with Souvik. I have been bringing up this issue time and again. I am from T4#2401 , a north facing flat similar to Souvik.

Flooding of rooms with or without Wooden flooring has serious consequences like damages flooring, furnitures and fittings etc.

Refer my personal mail to Nagpalji, earlier today with sample pictures.
Please note that many residents who are not staying within the premises, would know about damages, if any, only when they come to their flats. I for one come off and on. This state of affairs is just not acceptable.

Request you take a serious view of this and resolve at the earliest.

I stay in T3 #1402. We had a similar problem today. Windows were not able to withstand the fury of torrential downpour. We were running around trying to block every window and trying to soak up water with towels from wet floors. It could be nightmarish for anyone not at home and find their home flooded later.

A quick resolution is a must, now since its almost monsoon time.

Thanks,
Vikrant

Dear Mr Nagpal,

I agree with Souvik and others. I am owning 4#2602, 3 BHK. Today morning also, like all the previous deluges, my apartment got flooded by water coming through the balcony sliding door channel and window channels. I can understand that the building was made by the previous contractor (Kepel Magus), but I purchased the property from your house (Sureka) and hence the responsibility lies with you.

I have raised this issue previously with Debajyoti and Diptaman, but apparent enough, the matter is beyond their reach. With all due respect, you should not avoid our concerns like this. Kindly take corrective measures.

Regards,

Arunangshu Chakraborty.

Looking at your quick responses on several issues and keeping yourself updated, I am sure you appreciate the concern and possible recurrences.
We need to find a solution,  provided we address the problem.
Could you intervene for an early solution and update/acknowledge pl.

Dear Mr Bhattacharya,

Reference  your mail below, the gravity of the situation has been well understood and thats the reason why a simple acknowledgement of having received your email was not considered appropriate as we wish to respond only after internal discussions with the project team.

Based on our detailed internal deliberations, it emanates that the design of the windows is such that even after certain initial rectifications carried out  by us, of which you are aware of, in the present context the matter needs to be discussed further with an expert consultant with a view to assessing what further rectification is possible to try and improve on the problem faced, to the maximum extent possible. The consultant we have approached would be visiting by Wednesday and only thereafter, based on his suggestions, further action would be taken.

In the meantime, you are requested to please bear with us.

Regards
N Nagpal

Hello Mr Nagpal,

This point was raised by me in the last meeting. The handover of the keys was done an year back however there has been no action. The least I was expecting was some communication regarding rectification of the windows. I am utterly disappointed that nobody cared to contact me even after letting you know about this issue.

It has been more than an year now, can I get a deadline when will the windows rectification work start.

Thanks & regard,

Hi Mr. Nagpal/Mr. Puri,

I stay in USA and I visited my flat here periodically. I have seen the same problem in my flat.

Walls under the windows are totally damaged. I went to my flat yesterday and found these walls in very bad shape. Need your immediate attention to rectify these problems.

Dear Mr. Nagpal,
I would like to highlight in this conversation related to exterior wall dampness rectification. I doubt the amount of supervision and homework been done by responsible technical team. We have evidences that area where dampness is evident still no rectification work been done on the exterior wall.
For example inside my flat highest amount of dampness been noticed at living and balcony area. But to my surprise no exterior rectification work took place while the activity of rectification was in progress. Looping Debojyoti who use to coordinate the same with me till now.

1. Do the responsible team have list of areas affected due to exterior wall seepage?
2. Was there any supervision took place to cross validate if the rectification work took place for those affected areas?
3. What is the rectification plan for internal flat's wall and other area damage due to exterior wall seepage and past seepage through ceiling?
4. Lastly, it was noticed the rectification work of outside wall for few towers took place in mid of monsoon and work was in progress during rain? What is the guarantee of quality of work took place in this way?

By copying other residents they can share if they have similar observations.

Dear Mr. Bhattacharyya,

In my earlier mail dated 4th June, 2016 we had intimated to you that the design of the windows being such that we were hoping that with certain initial rectification carried by us, the problem would be eliminated. Recent complaints however, having been received only from northern side of flats and that too as an effect of the norwester. We have therefore been compelled to discuss the mater with an expert consultant, in our endeavor to further try and solve the problem.  Our discussions reveal that there could be couple of reasons due to which this problem has occurred and the project team is trying to arrive at a possible solution before taking up the rectification work. In the initial stage, we have decided to take up the rectifications of the windows of the northern side of flats, from whom such complaints have been received, on trial basis and thereafter further action will be taken.

We expect to commence work within a week or two and expect to complete at the earliest notwithstanding, the paucity of labourers due to Ramzaan month at present.

Regards

N Nagpal
