Thanks Rajeev for this info and this is news that registry is done as said by Mritunjay ji, though no communication from builder's side has been so far received even after promising that he will provide us weekly and important updates. Moreover, Floor Area Ratio (FAR) is a benefit given by authority to builders to compensate extra cost penalty incurred on builders after compensation hiked took place as per HC orders during farmers agitation and benefit of FAR can only be utilised in high rises (flats) by builders. In villa's scenario, they cant utilised this benefit and hence villas construction ds nt yield profitable returns to builder and that is nthing to do wid authority. Seems it is a strategy of builder and possibility is that the layout he will provide to GNDA will b for flats only and once it gets approved it becum very challenging for any1 to change its land use. Suggestions welcome.

Manish and other members . Agreed with you.. that builder may try to get layout approved for flats only .. That's the reason following actions discussed in the meeting on Sunday of all buyers followed by hiring services of lawyer . 1- lawyer will give written intimation to concern in greater noida authority and take receiving from them that villa layout is sold to buyers two years ago and builder has promised to give villas to buyers .. on this behalf authority can cross question builders if he come authority to approve plan of flats only. Lawyer will attach details of villa buyers like sizes opted and payment given also a copy of proposed layout at the time of booking in year 2011.also the copy of mom which is signed by builder directors in which they agreed to give villas to buyers. We will plea authority that our concern of villa layout getting approved is taken care. 2. Lawyer will ask thru intimation letter to builders and brokers ( ic and fix my brix) on cut if date of registry and layout approval.
