Status of Eleven Acacia Villa

Hi All 

Its been a long time since we have done the booking of Villas in Eleven Acacia, plot 16, sec-1 , Noida Extn.

Let us talk to the directors of the company. I verified from ROC that there are following four directors of the company "Solaris Infraprojects Pvt Ltd.":

1) Mr. S.P. Yadav - 9810224017

2) Mr. Mrityunjay Kuma.r - 9811547303

3) Mr Hemant Kumar Singh - 9811557508

4) Mr Manish Nigam - 9811507169

It has been almost two years that we booked in Eleven Acacia. And now its been 6 months that noida extn has been open. Still we are unable to see any activity on this project. There has been a lot of other builders as well who have sold high rise flats on this 34 acre plot. We should together take serious initiatives and talk to above directors of the company to move the things forward.

Please use this forum rigrously to sort out the issues.

I'v created an excel sheet (attached with this email) for this forum where we can enter our contact details. I'v added my details in the attached sheet. I'v also added another sheet where i'v put details of company directors (as shared by Gaurav). I request you all to share your details and respond back. I'll consolidate the data and share with everyone else. This will help us to get in touch with each other and we can even plan to meet up on some weekend and plan out our next joint action against the builder.

Pls feel free to add any more column/information you thing will be helpful in this sheet.

Hi All,

I visited to Eleven Group's office today and met with Mr. Vishwanath .. He did not have any answer about the time line for registry..

He told me that there was a board meeting yesterday but he was not aware of outcome of that meeting. He has asked me to check on Monday..

Moreover , he told me that there may be some layout changes. No of villas will be less now (equal to no of previous bookings only) ..They are working on layout.  And more surprisingly, there may be underground parking  under the villas near to Unibera site.

Hi Everybody,

 

Everyone is dropping a mail for meeting not for a plan and how we should follow. The information Ia m seeing are all old one. Villas has been reduced and basement will be there under villas.

 

I already discussed these things 1.5 years back and I had changed my unit, when I got the information that there will be parking for Beetal homes under villa.

 

Now they have less space for Villas and land will be given to FSI.

 

Now my point here, before meeting to builder, put a pressure on IC or any other broker who booked the villas.  Why these(IC guys) left when they have their duty to do this. They had made lots of promises and also charging brokerage from builders and us.

 

Did anyone got the credit not? No, they why IC take all benefit and do nothing.

 

I am not in favour to meet builder this time, as the real story is different for registry.  Better to meet Hunny and Sunny(IC) and ask them why they make us purchase this and after purchase what is there role and responsibility

 

Either they DOUBLE our amount or make builder to give us the allotment letter.

In my view, GNIDA should not take this much time for registry and there must be some hidden issues which builder is not sharing with us. 1. It was told that villa's plot will wholly be owned by the owner only, then how can we share that with some parking land (Suppose if I want to use my garden or want to dig it then how is it possible if some concrete stuff is beneath that).

 

2. Initially villas were sold at higher rate then flats, considering they are villas and hence we invested in it but if the same possibility of basement parking for another housing society(just like flats) is there then why at the first stage they charged so high.

 

3. Lastly, if they have taken such a important decision then why they are not communicating with us officially ? This was not foretold earlier and explicitly decided by the builder after all their villas has been sold. Isn't this a cheating clearly ?

 

We also need answers on these things or anyone want to throw some light on it is always welcome.

We have consumer courts where such issues can be dealt with, if things are not made clear by Solaris group.

Thanks Rahul, one more concern in my mind regarding those villas which will get impacted by these basement parking, it seems they will not going to get complete in pre decided timeline as foundation for basement parking will need more depth and time to get accomplished resulting in a very peculiar situation.

Hi All,

Let us all first unite our-self at one place and then decide what do to next. I suggest that we all go to the Greater Noida West authority and seek details on the current status of the registry process. This information will clearly show if the delay is from authority side or builder itself is not trying to get the registry done. This could be due to lack of funds or some other money constraints. If need be we can even file a RTI and inquire about this information through a lawyer. If we find anything suspicious, lets file an FIR against the builders with supporting documents attached. Who knows he might be duping customers elsewhere in other cities as well. 

First of All. Lets us take out time to meet and create strength. Else its all in vain.

I can suggest one point here. Its good that we all are ready to meet
the builder directors face-to-face to resolve this issue.But as I saw
in one of mail that all directors are not present in Delhi as of now.
So my suggestion is take a small group ppls to builder office before
of 27thMarch and questioned of status queries and also told them that
if no action taken soon then will come with more investors to
protest.You can show the list of investors but don't hand over to
them. You can inquire for status in Greater Noida Authority office
first. So this is of way they get to know that we are not sitting
silently on this topic and will join some more ppls in future to
protest again the builder.One important thing is we need land and
builded home as the builder promissed. No compromis on this topic. We
already waited along time. Now we need home.

Please suggest time and venue for 23/03 meeting or can we meet outside GNIDA ofc ? Confirmation with GNIDA is very necessary at this point of time because in today's TOI there is a news mentioning that around 60 builders are there in Noida and Greater Noida who have not paid their dues so far and hence GNIDA is not registring their lands or providing comletetion letters to them.

Pl also count me on for saturday meeting. I am of the view that we should meet builder in full strength on Saturday and hear them and take their final date (to sign Agreement to sale with us). Even if some of the Directors (of Builders is not present, it does not matter. Atleast it will give them a strong message that people are uniting now against them.

Post meeting some of should also meet authority to cross check builders version.

Why are we not writing a RTI letter to GNDA to get right status on this project, I've done it in the past for other government orginaizations and it has worked well, it just costs Rs 10 I have the earlier format, I can do it from home.

But just came to know that saturday seems to be a holiday at GNIDA office. Moreover, if we meet builder directly on saturday then he will again put the ball in greater noida authority court for delay in registry just like the outcome of previous couples of meeting.

Thats fine mayank ji. But aisa nhin ho sakta ki some of us who can spare some time on weekdays can meet GNIDA officials or put an RTI there to know exact issue with eleven acacia project. Meanwhile, we all can also meet the builder on 23/03 as planned with some handy proofs against it.
