Dear all ,

pls find MOM as discussed with Sh Mrityunjay Kumar (MD -solaris), a total of around 11-12 Members attended the meeting

1. He has shown receipts of Due amounts paid by eleven group to noida authorities when ever asked post clearance of Noida extension issue by Court . Due payments were paid by builders in JAN /FEB 2013 , This was to clears the doubts that Builder has any financial crunch . more ever Builder is eager to get the registry done as soon as possible since they are loosing interest charged by noida authority .

2. Elevan group is consortium of 3 builders , 1, solaris 2. alpine , 3 . MMR where in 70 % stake is with solaris and Alpine and 30% with MMR . solaris group is made up of Mr Mrityunjay / Mr Yadav and Mr Nigam . In Feb 2013 , one of the partner -MMR has filed for separation from the eleven group which is major cause of delay in registry process

3. Builder has shown relevant letter where in Noida authority asked consent from rest of the partners for this separation, Solaris and alpine has done compromised with MMR NOW and are ready for this separation. Because of this separation now land will be divided in 70 : 30 ratio post which separate registry will happen for solaris /alpine and MMR respectively of the said land .

4. Villas are made by solaris group so plan of making villa remain intact , but now builder is scraping allocation of further villas from the existing ones so there will be change in layout plan and reallocation of these villas . in total 156 Villas which are already booked will only be delivered now .

5. Registry date will be available by tentative 2nd April and registry will happen tentatively by april end

6 . Post registry , 45 days will be taken for Map /lay out approval and marking of land etc , post which next demand can come from builder which will be about 10%. exact details by builder on post registry only.

7 . Reallocation of villa will happen on mutual consent exact details of methodology will be shared later by builder .

8. Plan of under ground parking is in talk but not confirmed , lot depends of how layout get approved , any how if parking happen it will happen not under the villa but under the common park etc , villa land will remain intact. so is not a Major concern .

9. Case with M/S Rajput builder is in court with Builder alpine but this is internal dispute and is resolved as per Mr Mrityunjay , more ever land of solaris where villas are proposed to be build is not coming in that dispute.

9.Mr Mrityunjay Kumar agreed to give communication of progress as and when it happens on project status . Post registry process Builder has opinion that it will take 28 to 31 Months for final delivery of Villas. we will add Mr Mrityunjay in group mail IDs to put up our concern

Thanks a lot Lokesh ji for posting MOM. Highlights of today's meeting was.
1. The reason of delays as stated earlier was not related to construction/sanction of approach roads but separation of MMR with Alpine/Solaris was the actual reason of delays so far and this was also acknowledged by Mr Mritunjay ji.

2. Underground parking will not going to impact villas so nothing to worry on that front.

3. Registry file was never pending in GNDA and all registry process was on hold due to the mentioned separation of MMR group.

4. Going ahead, mr mritunjay ji agreed to be a part of our group and will provide timely updates.

Hi All 

Glad to see, the positive development. And what i recommend is Mritunjay should not be added to this group, but we should make a separate group. Coz here we can plan our line of action, if they screw it up further. Hence, they should not be a part of this planning. 

However, I am hoping that all you guys have got a positive feeling after meeting them.
