Do we have any update about whats happening their??

Hi,

I had recently written an email to Surya of Eleven Acacia asking him to give details on the status of land registry and provide a concrete reason as to why the construction work has not started on the site while other builders are pushing day and night at their site. As expected there is no response so far from him. Also sent a gentle reminder to him couple of days back.

Incase any one of you have recent information on the developments or happen to speak with the builder then pls share at this forum.

I talked yesterday at their office. They say registry is likely to end of Dec. Given that it has been deferred thrice in last 2 months, they were not sure.

Hi Surya is not with Eleven Acasia group anymore and joined the Panchel builder. He everytime lies on what he said. He never replied on any of the emails which we sent and their registery is not likly to be done, as we are hearing this since last years and their 15 days never come.

 

He had the fight many times with them and even we met with the owner Mrityuanjay and even he was not able to reply properly.  As per my knowledge the plot is cancelled and he is trying to get it back. Also he gave the FSI to many builders Rajput Greens, Future Group, Beetal homes, unibella etc and their staus is also same. They (FSI) are also fighting with them.

I went to there office and met with this guy named vishwanath. They are still waiting for the registry to go through. He assured that something would happen in this month. But i doubt it.

Though, he is not with Eleven Group anymore but he advised to wait for some more time when I requested a candid feedback from him on whether to trust the eleven group anymore or look for other options.

Hi All,

 

Does anyone have any update on the same. Today I got the news that plot has been given to farmers and that issue is going on and due to which registory is not done.

 

Also I would like to know if everyone has made the full 10% payment. Is there anyone who have not made the payment becoz Surya didn't accepted the payments.

 

And what you all think that what we have to do, should be take our payments back or wait till January(as said that registory will be in Jan). If we all make a plan to meet on Saturday on Acasic Group office.

I think all have paid 10% and that is the reason for concern of everybody here.

Now coming to the main Point , i would like to update that i am in regular touch with Investor clinic Director> Mr Jaspal singh and they are the only authorised agents or proprty consultants to give NOC and arrange for refund from the builders irrespective of the fact from whom so ever agent you have booked the unit.

The builder is very much intrested that we sell it back as they can then sell at a higher margin so the news of the land being sold back to farmers is not authenticate and needs to be verified.

We need to wait for another 2-3 months and as discussed with Investor Clinic the outcome to solution will be there and in positive manner and i am optimistic.

I have bought 2 units so irrespective of that i am maintainig calm as getting refund is one week job but i have waited for almost 1.5 years so want this moving and am waiting for the things to go ahead in positive direction.

But please do share your views and news irrespective it being authinticate or not so that we all can make it happen.

Builder(or IC) is not giving us clear picture abt the issue and future. I have asked in this group if people can plan then we all goto builders office and ask about the clear picture.

Dear Friends,

 

Scenario is as under:

 

1) They can't sell the property to another builder since everybody knows that they had sold all the units and in case another builder occupies some portion they will definitely seek clearance in terms of this is not disputed owing to units being already sold and have they been compensated and they need to inform the respective buyers and clear their dues .

 

2) Builder is no way in question as we all have purchased units through property agents and only after making of 20% payment we come in contract with builder by means of allotment letter and thereafter loan process is applicable and in our case we all have paid 10% through our agents and this is called as prelaunch booking.

 

3) The property can't be given back to farmers as the authorities will give clear notice in leading newspapers as regards to same in case it is done as they know that the  units have been sold so they will require complete data of reimbursement details to prospective buyers before the land is given back to farmers or anybody else as nobody will want to go into litigation.

 

4) We need to pressurize our agents  (and not builder as they are not in direct picture at the moment) in straight terms that either we be given clear picture with a deadline till march or reimbursement of our 10% with interest and other damages owing to no fault of ours.

 

5) The builder in question is of high repute as per market report and also Investor Clinic as a property consultant has a sound reputation so we should wait and in the meanwhile should meet Builder and IC along with our agents through whom we had made booking .

 

Looking forward to your valued suggestions and further hearsay if any.
