Hello,
We are pleased to invite you to a second neighborhood meeting scheduled for Thursday, October 30th, at the Colorado National Golf Club, located at 2700 Vista Parkway, Erie, CO 80516. The meeting will take place in the President’s Room from 6:00pm – 7:00pm.
Please find the official mailed notice attached. These notices were sent earlier this week, and you may not have received yours yet.
Additionally, a resubmittal has been uploaded to the Erie eTrakit portal, please reference the email instructions below to review the submitted materials.

We cannot attend the 30 October Neighborhood Meeting regarding the Sierra Vista rezoning. However, I would encourage our Erie Air Park HOA to emphasize two main issues with this rezoning.
According to Erie Ordinance 10-2-4 - Mixed-use zone districts, the developer will “Ensure that the appearance and function of development in mixed-use areas is appropriately compatible and appropriately integrated with surrounding neighborhoods.” So, question #1 is how will this mixed-use zone be compatible and integrated with 2-acre Rural Residential homes?
The second issue is regarding access and is based on the ordinance’s definition of Community mixed use district: “D. Community mixed-use district (CMU): The purpose of the CMU zone district is to provide for a community-serving mixed-use development at a higher scale than is appropriate for neighborhood locations. The CMU district is intended for use along key transportation corridors and at important nodes in the town on sites of five acres or larger. The CMU district is intended to include commercial, institutional, recreational, and service facilities needed to support surrounding neighborhoods and the community at-large. Medium to higher-density housing should be incorporated within or located around the CMU zone district, and development should facilitate pedestrian connections between residential and nonresidential land uses.”
The access question actually has several parts.
a. The attached 30 September Neighborhood meeting slides show direct access to Highway 7. Has the State approved that access to a highway that is already very congested?
b. The other access points are onto a dead-end street, Bonanza. That part of Bonanza has limited sight lines due to the terrain. How will these access points be controlled?
c. A major part of this rezoning is Airport use yet there is no identified access to the airfield. Will all this new Airport traffic also access via Bonanza and Highway7? Or will there be access through Erie Air Park via Piper Drive and/or Cherokee Court?
Hope this Neighborhood Meeting provides better answers than the last.
