[DwarkaForum] COMMERCIAL USE IN RESIDENTIAL DDA FLATS

Is anybody aware that DDA/ MCD is permitting commercial use in the Residential DDA flats in Dwarka like Coaching Institutes, Property Dealers, Gyms etc etc.
 
As all must be aware that DDA has built commercial complexes around many DDA pockets to address this problem in Dwarka by declaring Mixed Land Use DDA pockets wherein commercial and DDA flats are built on same plot and which were segregated by a boundary wall. Is MPD 2001 or 2021 applicable on already declared MLU areas.
 
It would be of help if anybody has information in this regard may be some court order's etc etc.

Maheshji,
Dwarka is NO TOLERANCE ZONE more over its MASTER PLAN Sub city.
As rightly said ample Commercial areas are marked in each sectors. As a matter of fact still 50% commercial area still unallotted.
For shortcut and easy access residents also encourage such shops/establishments in residential complex, which is unfortunate.
 
You may simply seek filing Rs.10 an RTI Applicaiton as the normal course correspondence may not respond.
 
If you need assistnace in the above, do let us know.

The fact is that in one of the recent case the flat has been purchased only for the purpose of opening a coaching centre with its front office in the market complex. They admit students from the market complex and classes are being conducted in this particular flat. The individual doesn't stay in the flat. We had to call police also once.

I would like have INPUT from all RWA DDA Pocket members/Residents.
 
Unlike other area of Janakpur/Kalkaji or Mayur Vihar.. Dwarka diffrent with sufficient area ear marked for Commercial use.
The MIX Use should not be encouraged in Residential. There may be provision in MPD2021 but that need to studied and its practical implimention etc.
 
It may be good all the RWA of DDA UNITEDLY take this to Logical Conclusion.
 
Your Views on these COMMERCIALISATION of DDA Flats in Dwarka , please be shared.

Sometime back (read 2 years), I read somewhere govt. allowerd
commercial uses by some particular professions.. Now sure whats the
fine lines in that.. But surely there should be some flexibility to
allow professions operate from home if that doesn't require too many
too frequent visitors anytime.. Like whats the harm if somone starts a
small IT firm from a residential place with 2-3 employees.. This will
give way to enterpreneurship in long run.

Definitely anything that creates disturbance in any form to residents
should be banned.

I had read somewhere not sure where that 25% can be used by doctors ,
lawyers, charted accountants etc.
There is a rule but not sure where.
Though I may be against this as this does creates pressure on the society
as some people use the lift more than the others etc etc

I beg to differ.
A PROFESSION. Govt recgnise only fews. Doctors/Lawyers/CA etc..
All are in my opnion a professional in his own area.. whether an Engineer or some one CARPENTOR or Plumber
THat should not be a criteria for allowing use RESIDENTIAL for COMMERCIAL USE.in my opinion
The matter remain a serious as Residential requirements are high where as supply very low
So the cities like Delhi where Commercial areas are less. where as in Dwarka that not the case.
LACS of FAR/ Sq. Feet areas aer lying vacant .. Why dont one start business/enterprenership etc at places.
THere are option/availability to build more also.
 
Even in this MPD there were some exemption given to have activity in DDA Flats. However with RIDERs that need permission, Conversion and Others. Now without out getting due permission/converssion if one use and EVADE revenue of Govt then it must be wrong.

Dear Rejimon
You are absolutely right. Dwarka has large number of commercial properties with hardly 25-30% occupancy. More are are in the pipeline. There seems to be no justification for tolerating commercial use of residential properties.

The concept of co-operative housing was to have affordable living
space for middle class/poor with State support
in providing land/finances at cheap rates.However, the concept has
been defeated and middle class cannot cannot think of owning a flat in
a CGHS.
The majority own flats as investment and never occupy flats. The
commercial activity in flats under the garb professional activity is a
great danger to peace & tranquility of honest flat owners/residents as
under:
1) security is jeopardised 2) extra load on parking 3)wear& tear of
lifts 4) additional load on sanitary facilities 5) extra consumption
of water 6) nuisance & insecurity to neighbour etc.
It is obvious that to support a professional in the Society,other
members bear extra financial burden at the cost of comfort& security.
I strongly advocate that this aspect should be given a thought and
commercial activity in the CGHS should NOT BE ALLOWED.
