we pay about 45000 per year per lift. No discount. Payment term is twice a year.

Dear Sir,

We've a vendor for our society who works for other lift companies, he charges around 2500 per lift per month. Depending upon number of lifts, he discounts. His services are excellent till date as compared to other renowned lift vendors.

We have Lifts from Now defunct Bharat Bijlee, which was taken over by Olympus, which itself is taken over by Kone a few years ago. We have last time fixed maintenance cost for three years without any further increase. The payment term is quarterly halfway. That is payment for JFM is on 15 of Feb.

Beware of Bio lift company from Mahavir Enclave & Joshi, the owner.
They've charged a hell lot of money from us & despite of giving services, they've replaced the original parts with duplicate ones.

OTIS is providing good service. Charges depend on the model of the lift. We have yearly AMC. Not hesitate to say OTIS providing good service. They have one problem of staff which is very less as compared to the number of lifts working in Dwarka CGHS.

Beware of Mr. Joshi and Co., we had to pay Rs. 4,00,000 + taxes to Kone to get lifts restored to working condition. These pseudo contractors have no resources to maintain lifts and they keep charging addl money on account of frivolous reasons.

It is always advisable to stick to the OEM's. Others may charge less but will never be able to arrange genuine spares.

The residents are suppose to get appropriate  service with model which does not lead to monopoly. As I know OTIS increases charges annually which is against the ethics and there has to be service for a period of time at same rate as company averages its profits.

We have good service but the increase are becoming reason of dissatisfaction.

Thanks for inputs on this important component of Maintenance Service(i.e Lifts).
OTIS certainly have monopoly and I am given to understand that the cost of AMC they take around 16% and come down after negotiations.
We have 18 Lifts and with 8 Passenger capacity each for 9 Blocks.

Fraud case be filed against Mr. Joshi & Co. and wide publicity be given so that the MC of CGHS is Dwarka are aware of such fraudstars.

OTIS maintenance contract is expensive, no doubt and it costs about Rs 40-45 k per lift
 
we, at Park Royal Apartments have a long term contract where in the increase is also lower and OTIS provides for certain guaranteed replacements. lift maintenace is not heavy in the initial years but as the years go by, the most important parts like Gears, Chain or belt or whatever you call,  that runs through the lift and a few other parts that are most used whenever a lift is operative needs replacement and the OTIS contract provides for replacements at cheaper price and some of the parts are replaced free of cost too
 
hence the total package needs to be discussed with OTIS and our experience with OTIS has been very good
