Hello I am wondering if Ajman has the same law as Dubai for canceled projects as I have documentation of investing in a project in Ajman and would like to see the options of refunds!

I have also managed to get some investments back for canceled projects for example GST 2 but not full amount and was wondering why?

Thanks in advance for any answers

Hello,

Ajman and Dubai follow UAE federal law, but in practice the procedures for cancelled real-estate projects can differ by emirate. Dubai has RERA and more structured mechanisms for handling cancelled projects, while Ajman matters are usually handled directly through Ajman courts and the local land department. This difference often affects how refunds are processed and how much can realistically be recovered.

Regarding projects like GST-2, many investors receive only partial refunds because recovery depends on the developer’s remaining assets, execution priorities, and how funds are distributed among multiple claimants. Even with valid documentation, full recovery is not always possible if the developer lacks sufficient attachable assets.

If you want to understand what refund options are still available in Ajman and why only part of your previous investment was recovered, it’s best to have your documents reviewed by a lawyer experienced in UAE real-estate disputes.
