Hello
Rufi grand & arabian tower
Both auctioned November 2023
Got execution number
Al Adheed now issuing cheque refunds
As long as it’s registered with DUBAI REST APP they have your info once you
get execution number from court you apply via Al Adheed
It just takes forever

Hi Ami,
Thank you for replying, so your land was sold in November 2023 and you are
only just getting paid out, Reliance was March 2024 the land sold, so 4
months still to go if they take the same amount of time. Did you only just
get the Execution number? and once you get this number you still don't get
your money straightaway?
Your 2 project I can find Rufi Grand Apartments (International City) but
only under the old committee with case # 2016/103, but Arabian Tower, I
can't find other than one mentioned in JVC District 11 with a Developer
named AA Global Ltd would this be it?
If you can please let me have the case numbers for both your projects, I
should be able to find them on the Dubai Court website.
I am asking for this information because it will help Reliance investors
and other investors better understand why it takes so long following the
land been sold.
Cheers
Nigel

Hi guys
I had 2 projects cancelled in 2009
Finally they have both been auctioned off by Emirates Auction
Courts have now started issuing 100% refunds
I had to download the DUBAI REST APP UPLOAD DOCUMENTATION then had to wait
It took a while but Dubai Courts are now cancelling projects
Best bet if anyone in Dubai go check in DUBAI COURT
I visited Dubai court today office # 243
Ask for information on cancelled projects then follow the process

Hi Ami, Would you please share your project names that you invested in and
do you know when the land was actioned? Reliance was actioned and sold in
March 2024, but still know money, Reliance investors did all document
through the REST app and we also had a previous judgement by the old
committee back in 2019, but nothing came from that because Nakheel refused
to pay to the court the money they received from Reliance for the land. The
2nd committee auctioned off the land because they had more power than the
first committee, Nakheel blocked the first committee from selling the land.
So you are based in Dubai?

Amy/ audience
I reached 30% on a JVS flat, but checked-out when Memon asked me to
register the title. The trust has been obliterated after meeting the CEO
F2F. Besides; how can you register a title when you only have reached 30%
payment? Plus I was told by a property lawyer back in 2012 that I could try
and litigate, but Nakheel was the master developer and held the upper hand.
Furthermore the lawyers represented Nakheel, so they advised me not to
waste my money.
Am I a bust flush?

Hi James, You register in the Dubai REST App, it will be a off plan
registration so 30% paid if OK for you to do this.
What is the name of your project?, I might be able to look it up on the
Dubai Court website.
Cheers Nigel

Hi James,
I have collected info on a number of projects over the years and on my old
committee excel list Memon Property Ventures had 2 cancelled projects
Gardenia 3 (17 storey) JVC District 14 % Gardenia 4 (23 Storey) JVC
District 15 (old committee case numbers 2016/73 and 2016/74, were either of
these your investment?.
However I can't see a new committee case number for them but you can use
the old committee case numbers and ask the court about the old committee
judgements, because yours may not have been given to the new committee case
number if they were already settled.
Cheers Nigel

Hey Ami,
That's fantastic news about getting your money back after all this time! Wow, what a journey. I'm really glad the Dubai Courts finally issued the refunds. The Dubai REST app sounds like a useful tool – good to know it can help with this process. It's encouraging to hear that they're actively working to resolve these cancelled projects. Thanks so much for sharing your experience and the tip about visiting office #243 at the Dubai Court. It might be helpful for others in a similar situation. Best of luck with everything!
out The Legends (Tanmiyat) I’m out of country and it’s been years I’m waiting but no news land department is sleeping!!!! They where supposed to hand over in year 2009 for god sake!!!! They just took everyone money and fled the country and us as investors have no were to depend on. Please help me out if you are aware of the situation and what I can do?
Thank you Sent from Yahoo Mail for iPhone

Hi Nigel
With regards to any project that has been cancelled, by the land dept, it
is referred to the court. If you have an Oqood ( interim title deed) You
should be able to get updates on what’s going on with the court hearings
I had a similar situation with two properties in JVC. The project was
cancelled and I basically gave up on it . After a few years I started
receiving calls from. Law firms stating they would be able to assist in
taking on my case. However they wanted upfront fees plus a percentage of
the refunded investment. I didn’t bother and a few years later , I started
getting text and email messages from the land dept to update them with
proof of ownership and payments made. These were responded to by
myself There after I started getting text messages in Arabic. ( Iused the
translate option in text to work out what was being mentioned from the
dubai courts on updates on hearings .I didn’t really respond further and
then received info that judgement has been awarded in my favour however
only roughly 15% of the unvested amount was awarded . The actual execution
of the award comes later when I got a message to contact Al Adeed . This a
service provider that process your application for disbursement of your
funds A small processing fee is paid and you bank account details are
required and Iwas asked for my Passport and UAE ID . Further few months
later , I received my funds , that I really had given up on.
So if the law firm managed to contact , you it means you are in the system
somewhere.
I think your first point of contact is the land department REST app If you
manage to sign in maybe you can get further info
Good luck

Maqsood Sheikh
You mean you got only 15% of what you have invested? 🥺🥺
|
| datum1m <nigelp...@aol.com>: Sep 15 01:45AM -0700
Hi Thanks for your detailed reply, sorry you only got 15% of your money
back, can I ask the name of the project you invested in within JVC and how
long ago it was that the court made a judgement? For Reliance the Nakheel
Committee sold the land at auction and there is a judgement dated December
2024, there are over 900 investors in all the 17 Reliance projects and they
sold the land for AED 360M, however even though the land was sold in March
2024 no Reliance investor has been given any of their money back.

Dear All,
I am going to visit A1 Adheed for submitting refund request.
I am wondering that can I ask them to wire transfer the refund in USD to my account in my country instead of issuing cheque to me? What is their payment methods of refund? Do they issue cheque in USD and mail to me?
Thanks!
