CALLING ALL Byers of above property to come forward to initiate joint
action/discussions with developer for making further payments aligned
with construction progress only.

60% payment has been collected by now & progress is only 5th sab in 45
story building.According to their own progress report,planned delivery
is June2010,but considering current situation this is unlikely to
happen & by April09,they are expecting 80%payment to be made.
Pl contact me asap for collective actions thru RERA & Legal options.

I am a Mazaya investor on Queue Point with some serious concerns and would very much like to discuss with other Mazaya investors. I will email you direct.
Are their any other Queue Point investors out there - out of their 52 bldgs only two or three have started!

Do any of these investors have issues with Mazaya - Mazaya sent out an update saying you only have to pay 30% before construction - but they are still wanting to terminate contracts!

I will appreciate if U can forward  this UPDATE recd by U from MAZAYA as we have received termination notice even after paying 60%payment by now.& we are contemplating legal actions.

I request all other MAZAYA investors to come forward ASAP for this.

hi im an investor in D1 recieved there cancellation notice as i have paid 50% no spa signed, only resevation contract, rera said not to pay anymore as 50% paid more than enough compared to construction, even rera top boy agrees sunland have been too heavy handed and did not negotiate with investors,now things are changing at sunland ive heard 1% payments being accepted

That's good to know.
Did you receive any correspondence from RERA or did you go and see them about it?
My understanding is that Sunland cannot cancel a contract without approval from RERA is that correct?

I have a property on Queue Point. Construction has only started on some of the bldgs - as per their update - others, like my bldg - they have not - and apparently they dont even have approval to start on some - which bldg is yours?

Thanks your reply. We as a group have a couple of apartments in different buildings in the Queue point project. I did see Mazaya’s project update which showed some have started construction while others have not. The claim to be quiet positive and say they are constructing all the buildings but after the delay in payments in Jan havent really heard any constructive news from them.

 

Do update me if you get any further news regarding queue point and I shall do the same.

hi ramis  sorry for replying late as i had holiday commitments i did go and see rera to no avail they dont reply to individual cases due to manpower etc, situation is very clear only rera can cancell contract on the request of sunland but if you have paid 50% then rera will throw out case until constuction progresses to justify, i have been offered to 1% monthly payments so finally they are turning to pressure good luck

hi all, can u please advise the latest about emirates sunland,
are u talkning about the d1 tower in culture village, as i have a 3br unit there and already paid 40%, they have made me give a pdc for 28 feb, as i missed the 10% due in december, that will make it 50%, and i have been there and email / contacted them few times to delay this next payment, they advised that if a law is passed that advises developers to structure future payments to construction, they will return my pdc and advise new terms, i need help / advise urgently, has anyone been made aware of this, or can someone send me this rera law if it is passed or not asap. its the project by EMIRATES SUNLAND D1 TOWER in culture village,

WE HAD GOOD POSITIVE MEETING @ EMAAR TODAY AND THEY ACCEPTED OUR PETITION FOR WARSAN, MAYSAN AND TEEMA
 
The investors met at emaar this morning and signed the petition and then a few investors
met with heads of customer care and presented the petition and briefed them on the
issues at hand, while others waited patiently at the reception.
 
They formally accepted the petition and have assured of passing on to senior management
for careful consideration.
 
We met with following Emaar personnel for Warsan, Maysan and Teema
 
1. Mr.Jivan - Director, Community Management
2. Ms.Natalie Bogdanova - Director , Customer Care
3. Rola Qasem - Manager , Customer Care
 
This is a more positive response than what we were expecting from Emaar.
Let us hope that we can continue to work together and get a positive result from this.
Now, the investors shall keep in constant touch and keep everyone posted
on further development.

hi, have got ur email about warsan by emaar, as we have a unit there and have only paid so far the down payment, 5%, now they are sending us notice for the balance payments, we have not paid and would like to hear from this group, whats the latest feedback on this from them, will they cancell it?? and refund or???
