Dear All,

      Thanks for your maximum participation for yesterdays meeting. Please find below the decisions taken as per the meeting yesterday.

1) Cauvery Connection: 
  •  All flat owners to pay amount of Rs. 25000/- as per the previous communications shared by builder to install the BWSSB water meters.
  • The amount should be transferred to our association account by Nov 1st 2016.
  • FYI : We are currently getting a monthly bill from BWSSB commonly for A, A1 and B blocks which is inclusive in our current maintenance being paid by us. No extra charges on owners.
2) Pending Maintenance collection:
  • We found that we have few flats where maintenance is not being transferred for quite sometime.
  • The decided action to be taken for the flats with more than 2 months maintenance is to disconnect the Water facility for those flats with immediate effect and with no further discussion. Exempting flat no: 008 as they are clearing it in regular intervals.
  • For flats of owners who are not responding in paying the maintenance, the tenants will transfer the rent until the due is cleared. No exemption for this.
3) Accounting and Auditing:
  • Finally we got a contact for auditing our accounts annually and to maintain the accounts monthly.
  • As per the discussion with Mr. Madhuraj, the auditing contact from Mr. Murali (B 107) the amount to be paid per year is Rs. 10000/-.
  • All of us agreed on this and we will go ahead with this effective this year and accounting the previous years as well.
4) Hike in Security Salary:
  • There was a request from the security agency to hike the salary of the security guards.
  • Association decided to check their expectation and hike to not more than 10% of which is currently being paid. 

5) Other concerns raised:
  • The 2 wheeler vehicles parked in front of the Lifts to be taken off from there and to be parked near their respective parking areas.
  • The residents of all the flats should not provide any sort of disturbance or inconvenience to the rest and the respective owners are responsible for providing this convenience to other residents. Any repeated disturbances by tenants should be addressed by getting them vacated.
  • Smoking is absolutely not allowed in common areas. Please keep it private in their respective flats.
  • Out side vehicles - specifically from the PG in front of us are being parked in our premises. This has to be addressed. Security has been already instructed on this.

Yes , every thing is fine. We have made all the arrangement and obtained necessary approval from BWSSB for the water connection of building. The necessary papers are in place. In fact we had to spend additional amount and time besides other resources to speed up the matter. We have estimated Rs 25,000/- per flat contribution for completion and request you to kindly arrange to collect the same and remit to us asap, we have deadlines of 10th of Aug, 2016.  Request to speedup collection of amount from flat owners before due date.  You can also transfer amount to below mentioned account:

We are continuation followup with BWSSB authorities, present status is meters have already been sanctioned, our representative will be collecting the same by this week, we will ensure the water connection formalities completion by next week.

Coming to Gate installation we have approached to land owner, but we have failed to convince him for gate installation @ main road point.  

Regarding regularisation of building, we are in touch with authorities, if there is any positive movements will convey the same immediately.  Further, we will confirm sign board installation @ DS-MAX Serenity by coming week, we are under process of visibility view checking.

Request to re-imburse BWSSB connection amount, we will inform amount to be paid by each flat owner, once water connection force into building.

Regarding Akrama/Sakrama and regularisation, as explained in the meeting there is no changes in laws, we will be posting on latest updates as and when we will receive communication from authorities.

Coming to B block passage, we are very clear there is no UDS allocated to flat owners on part of private road, we have mutual understanding with owners, however we will clarify about gate installation.

DSMAX Serenity project name display board, we are under discussion, we will post you within couple of days.
