Hi All,

We have the MOMs of all the meeting in mails. As discussed in the last meeting I intend to get the printouts of the MOMs and maintain a document folder of the same so that everyone can sign it during the annual body meeting.

Please let me know if you have any better alternate suggestion.

Hello Everybody,

        It has been discussed during the meeting, regarding the cauvary water will be charged 1 rupee per square feet. I dont think thats fair, it should be equally distributed among all. If you calculate 1 rupee/sq ft for 45 months then we will paying a lot and thats not acceptable. Please consider an alternate and please dont add this to maintenance charges.

At some time in future - say about a couple of years, BWSSB may be ready to connect Cauvery water to the residential units in this area. The estimated cost is approx Rs. 45 per sq ft. Hence, for a house with 1,000 sq ft, Rs. 45,000 has to be paid at that time for getting the connection. Every single residential unit has to pay the amount. Instead of collecting the entire amount at that time, it has been decided in the meeting to collect in smaller installments of Rs. 1 per sq ft per month, which will accumulate to Rs. 12 per sq ft per year. The accumulated amount will be deposited as recurring deposit in the bank account, so that interest can be earned in that.

Of the Rs. 3 per sq ft that is proposed to be collected as monthly fee, Rs. 2 per sq ft will continue to be towards monthly maintenance and Rs. 1 will be towards future Cauvery water connection.

I am not sure what is not fair here and how you think the cost is not distributed to all. Please clarify.

I have an objection for collecting extra Re1/-, because of the following reasons:

1) Who will pay the burden of un-occupied flats?
2) The current maintenance charge itself is on higher side. It increases the cost by another 50%.We are able to maintain some buffer with the existing charges itself.
3) We already have some corpus fund deposit and we will also get the some maintenance deposit from DS max.
4) The bore well is restored.so, the amount saved in water charges can be diverted to Cauvery fund. 
5) For the flats let out: Why tenants should pay towards the cauvery deposit. It has to be collected from the owner of the flat.
6) Also I understand from Naveen (who fixed the borewell), The pay back period Investment is very high. i.e, We spend about 25 Lakhs on Cauvery connection. With the interest on 25 Lakhs (about 2 Lakhs per anum @8%) we can maintain the borewell. So, we should give high priority for borewells and rain water harvesting.

Of course, it is better to plan for cauvery connection. My opinion is, we should do some ground work before collecting. We should find out whether BBMP ready to give connection for our apartment? do we need to regularize the plan? what will be total cost incurred? when they will give connection?  Then we can  decide how to collect the amount.

Srini, we discussed all these points in the meeting. Since you had to step out for the borewell activity, you missed the details. I am sure Pavan or Vivek would be able to explain in person in detail.

Briefly:
1. Rs. 1 extra will be borne by the owner and not the tenant. For that matter, even the maintenance amount is the owner's responsibility to pay, irrespective of whether the owner collects that from the tenant or not.
2. Corpus fund is for major common repair work that may happen after 5 years of occupancy, or due to any natural disaster, etc. I believe this cannot be used for regular stuff like getting Cauvery water connection. The articles of the association may give a better understanding of where it can be used.
3. All the unoccupied flats will pay as and when they start occupying - even if it happens after we get the Cauvery water connection. Apparently a letter can be given to the sub-registrar to ask the purchaser to get no objection certificate from the association before registering.
4. The balance maintenance amount that we will be getting from DS-MAX, and the saving from our monthly maintenance fee, will be used for activities such as fixing name boards, notice boards, water pipe from road to our sump before laying the road, and such.

Cauvery water connection is something that is very important is the thought of all the participants. If anybody has any other thoughts, please respond here.

I am aware of the funds, what i meant was we are maintaining so many funds.
I am ok, if we can give the notice sub-registrar, as you said. Otherwise getting that amount from the nex owners will be very difficult. We still didn't get corpus fund from 2 flats which were occupied.
Also, i heared from my colleague that they are getting cauvery water just enough for kitchen utility and drinking. He is staying in an apatment at JP nagar.

We need to findout how much water we will get. Also, we should find out when, how and at what cost we will get the connection.
As I said pay back period for the caveri connection is very high unless the bore gets cdry

How about if the landlord or DS max  will keep the unoccupied fats for rental purpose like the case of A-block. How can someone ensure that DS max or Landlord will pay us. It is impossible to get from them as every one is aware

Notice boards, laying up pipes, etc  are one time activity and costs in thousands only. We can save at least 20-25k every month, if our bore runs well.

I am not against for the Cauveri connection, I am just briefing the possible damages for the existing owners.

Dear All,

           Since we have objections raised on this point from our members we have to consider the practicality of them as well.

1) Cauvery connection must be taken as it will be a added value to our apartment and also to save water expenses.

2) The point is when to apply for it.

APPROACH 1

            If we follow the proposed process in meeting it will take 45 months to collect the amount. Approximately 4 year down the line.

APPROACH 2

            One more way is once we get full confirmation from all (40) flat owners on exact cost sharing and permission from BWSSB we can give a time of 3 months to all owners for fund raising and go ahead. This can be done even before 4 years.

3) We shall get confirmation from unoccupied owners (Land lord or DS MAX) on this point for both approaches. Please let me know if any body can join me to meet them this weekend.

4)  Already we are following up with Naveen (Borewell Contractor) for laying the pipeline till road for cauvery provision.

       I Request all of you to share your views on the same at the earliest as this is financial matter and owners are responsible for paying the maintenance.

     I will go for Approach 2 which is comfortable for me and I believe we can make it before Approach 1.

I agree with PavanI vote for approach 2. 

So that we can accumulate some considerable amount in our maintenance amount for Kaveri connection. I give top priority for bore well and rain water harvesting.

I would also prefer Option 2. As i am already paying 6400/- for maintenance and again if we include 3200/- it becomes a huge amount for me to shell out every month.
Hence would tprefer o deal with it at the earliest and get it done with.

I would like to go for Approach 2 or onetime payment instead of paying every month which will be not easy to maintain.  I’m Agree with Srini points. We are not able to collect that maintain charge from DSMAX more than years with many meeting.. how we can get that Cauveri connection charges from DSMAX /Landlord now?.
