Please confirm how much will be paid per sft- sir we will provide the rent as per the market value of this particular area, as per how much rate will be there after 15 month in that area.

Dear all , me and Bhushan went to Dreamz office today to collect allotment letter and mou after showing old mou information. We got it in hand but as always again we had to spend 4 Hrs at Dreamz office to get all verified as there was still couple of gaps b/what discussed and presented. Now I asked imtiyaz to use it as master copy for other Ekdant customers...
Findings:
1. Within penalty clause its was mentioned that in case of mis agreement b/ first party and land owner . money will be refund as per RBI Guidelines interest...refund within how many days was not mentioned which was 60 days for me as per old you.---- now this has been included
2. In case of delay post 15 months , it was mentioned that rent will be paid as per agreement--- since their is no agreement as such , we asked him to write rent on monthly basis as per marker value for that area .
Rest looks OK to me . request u guy's to have a look.
Hi Folks, I got my new MOU on Saturday. The only change I noticed is that the project completion date, which is updated to 15 months instead of 20 months.

Hi, yes Rajesh even I got the same call and asked them why this was not communicated before and why this is not included in any document.
I think they are not doing a fair job, when I asked he guy who called me for money why we need to pay he said we don't know why they are collecting money.
Service tax is applied on under construction property and this is a government norm..some 8.27%..but when is the right time to pay I don't know but some day we have to pay that is for sure..
Kailash .i am already paying these amount for my other property and that is still under construction.. I am paying for 2.5 yrs now..and 1 more thing , u will not get tax exemption for under construction property.. You can only claim post possession and for tax rebate during construction period , u can claim only post possession that will be refunded in 5 yrs time frame..if u want , get it confirmed for any lawyer but I am 100% sure on this..thanks

We should ideally be not signing any sale agreement until bbmp approval comes...further vat and serv tac amount is payable at the time of construction agreement or regstn on the construction cost only...
So we all need to be on the same page
