HI All,

Please find outcome of our todays meeting with Prateek and Manisha.

1. Since they are not in an agreement to mention Original booking data in MOU , as an alternative they will be providing same information over Dreamz letter head as an Hard copy to entire group.

2. Banks norms and breakup for home loans will be re-looked by prateek himself so that we can end me in an agreement , and draft for the same will be shared in next 3-4 days post which we all will be issued  with a new MOU(only if we end up in an agreement).

3. All the Amenities going to be provided will be circulating via mail authentication to all the customers.

4. Here on , Construction completion data will be hard coded with some Date(ex. Dec2016) in MOU as well as in Sale Deed. Their will be no provision of 20 + 3/8 months Grace and all in order to avoid further confusion.. 

5. Carpet area will be 68-70% of Super Build up area.

6. Sanction Plan has been sent for approval sometime back for which they shared LP (Licence Permit) Number.Currently LP number is based on online submission followed by hard Copy to be      submitted in next 4-5 days. Final Blueprint and Approval are expected in next 35 - 40 days along with BBMP seal.


Note : 7. All the Dreamz Property will have only Khata B ( No Khata A). Clarified very clearly.
                This is the case with almost all the Class B builders in bangalore city.

    Mukesh: This was the main point on which we needed the discussion. And we decided in the some form or the other it will be mentioned in the MOU and Sales agreement.

  Mukesh :  This is a major concern for people who are looking this as an investment opportunity. The resale value of this property will go down 15-20 %. and we will not get the OC from BBMP.

All,

Regarding mukesh point number 7 that it will fall under KhataB , I am not sure why are they sending it for g5 even though the BBMP will never approve for such plan.
Can we again meet this Sunday based upon everyone's availability.
We all should get a clear picture if where are we.
Also we need to setup an appointment with Sachin naik to discuss our issues.

Hi Aakash,

You have almost mentioned all the points, just making some precisions below
1. Reason of not having Khata A property - Approaval they will be getting for G+3 scheme but they will construct (G+4)5th floor also
    In this case, customers who are having bookings on G/1/2/3 floors, those only could get for home loan. That too, SBI won't give loan for Khata B buildings generally. 
2. Cancellation payment duration with interest (RBI norms) is made to 60 days instead 90 days
3. Mostly there will be directly a sale agreement now instead of MOU and sale agreement

Thanks for the clarification.

But as far as Point 2 is considered :

2. Cancellation payment duration with interest (RBI norms) is made to 60
days instead 90 days ---- this will be done only for the Old
customers those having 60 clause in their earlier MOU. For the
Customers with 90 clause mentioned in their earlier MOU , it will
remain as is.

Hi Bhushan,

BBMP approval will definitely take around 2-3 months or may be even more and lets not wait for so long as sale agreement will not be valid until approval is in place
I think we should clarify all the points and have MOU prepared.first.

Amenities have to be mentioned in MOU. What is assurance that they will provided amentiies commited over email.

Hi all

I think we are deviating from our initial discussion of meeting mr. Sachin naik.
All other dreamz representatives will keep this discussion going over on and on without any clear solution.
I seriously felt that the amount of pressure we had created...they would have been forced to let us meet the director. They are just trying to avoid the meeting...and we should have ideally not agreed for meeting with prateek or any one else...

We should finally once meet him and draft the major points and get an ammendum or discussion draft signed by him and us.

This way we can a have a final clarity and proper view point....going forward....this would also help take decision for people who may want to cancel .

Hi Folks,

I am agree with point of Snehal and Chandan, both.
And there is no mail of MoM from Manisha which she was suppose to send by Monday which we discussed on last Sunday.

I think first upon we need to be clear about what all points, in what sequence... we want and what will be impact
of those points in future for us.

Then we should meet dreamz , considering we all are in same line.

Also some points about Sanction plan we discussed with Pratik are as below

1. Sanction mentions about number of kitchens and dimensions
2. So technically this doesn't need to show the floor plan exactly which shown to us
3. Also generally, sanction plan(which we call as floor plan) deviates from actual construction.
    Pratik mentioned this deviation is around 20-25% - we need to check on this as home loan and Khata type
    is so much depends on this

So guys I would say, let we come on the same line of what we should do, discuss, enquire/study , confirm
and then move to Dreamz Representative

I agree with Chandan,
We should not let them get away without giving any concrete assurance in writing. And the final decision will always be taken by Mr. Sachin. We need to ask for a meeting with him to come to final conclusion.
I think it will not be a good idea to meet him in small groups and we all should participate in the meeting to show them we are serious and having the numbers, on points we raised.

Hi all

We need to first check with manisha about our meeting with sachin naik.
For this lets meet on sunday around 11 am and ask manisha for our meeting...

As of now inspite of discussing on multiple points lets concentrate on two things :-

1. We need to see the copy of the floor plan that is submitted at bbmp.
2.we need our allotment letter for the alloted flats .this is an imp document which we shud get rite away.

Rest all points take it for sure no one in dreamz  except Mr.Sachin will be able to give us clear concrete answers.
So lets wait and fix the meeting till then we can have the meeting points ready ... (after so many discussions)
And would suggest to all that no other meeting with any dreamz executive.
Lets all be on same page.
Looking forward to meet on sunday....
Others do confirm your presence on sunday.

Even if Manisha not picking call lets meet up tomorrow and we will make sure we do not leave dreamz office until we speak to Mr sachin over phone personally and take an appointment
